Job summary

Suntec Real Estate Services Management in Singapore is seeking an experienced Operations Manager (Carpark) to oversee daily carpark operations, revenue streams, and safety compliance across our portfolio of sites.

You will lead maintenance of carpark systems, manage budgets, prepare reports, and implement improvements while collaborating with vendors and internal teams to deliver reliable, customer-focused service.

Qualifications

• Diploma or Degree in Facilities Management, Estate Management, or related field.
• Minimum 3 years of experience managing mid-to-large-scale carparks.
• Strong initiative and communication skills.

Responsibilities

• Oversee daily carpark operations, including traffic flow, cleanliness, signage, lighting, and maintenance.
• Manage parking revenue streams (hourly, season, paid promotions) and ensure accurate reconciliation.
• Implement and maintain a regular inspection regime for safety and standards.
• Oversee operation, maintenance, and renewal of carpark systems (EPS, Parking Guidance, top-up stations).
• Prepare and submit monthly operational and financial reports.
• Review parking charges and provide data-driven recommendations.
• Respond to customer feedback and service requests promptly and professionally.
• Review and improve carpark work processes to enhance efficiency and service quality.
• Administer vendor contracts for maintenance and payment gateways.
• Assist in budget preparation and monitoring for carpark operations.
• Review and craft SOPs for carpark operations and policy.

Operations Manager (Carpark)

Main Duties & Responsibilities

• Oversee daily carpark operations, including traffic flow, cleanliness, signage, lighting, and timely maintenance and repair works and road maintenance within the city
• Manage parking revenue streams (e.g., hourly and season parking, paid complimentary, deposit refunds, promotions), including reconciliation and reporting
• Implement and maintain a regular inspection regime to ensure operational standards and safety compliance
• Oversee the operation, maintenance, and renewal of carpark systems (e.g. EPS, Parking Guidance System, top-up stations)
• Prepare and submit monthly operational and financial reports
• Review parking charges periodically and provide data-driven recommendations
• Respond to customer feedback and service requests promptly and professionally
• Review, improve, and implement carpark-related work processes to enhance efficiency and service quality
• Administer vendor contracts, including those for maintenance services and payment gateway providers
• Assist in the preparation and monitoring of the annual carpark operations budget
• Review and craft SOP for carpark operations and policy

Requirements

• Diploma or Degree in Facilities Management, Estate Management, Business, or a related field
• Minimum 3 years of experience managing mid-to-large-scale carparks or portfolios of carpark sites
• Strong initiative, problem-solving abilities, and excellent interpersonal and communication skills
• Familiarity with carpark systems, local regulations, and vendor management is an advantage
• Certification as a Senior Fire Safety Manager (SFSM) is preferred and will be an added asset
