Job summary

CBRE Singapore is seeking an Assistant Facilities Manager (Hard Services) to support the operation, maintenance, and safety of corporate offices. You will coordinate day-to-day M&E, HVAC, fire safety and building fabric, ensuring reliable performance and a premium workplace experience.

This role requires proactive planning, contractor oversight, and governance of MAC activities, with strong emphasis on PPM scheduling, CAFM/CMMS usage, compliance, and clear stakeholder communication to keep

Qualifications

• 3+ years' experience as Engineering SME or Maintenance Coordinator in corporate office or hospitality.
• Strong hard services background: mechanical, electrical, HVAC, building systems.
• Experience managing contractors and vendors with KPI oversight.
• Knowledge of PPM scheduling, asset management, and CAFM/CMMS systems.
• Excellent communication, organization, and stakeholder management.
• Experience supporting Move and Change activities in governance capacity.
• Client-facing service orientation.

Responsibilities

• Coordinate day-to-day building maintenance including M&E, HVAC, plumbing, fire safety, and building fabric systems.
• Ensure all systems are functioning to support a premium workplace and guest experience.
• Support planned and reactive maintenance with minimal business disruption.
• Manage UPS, CRAC, data rooms, and other critical infrastructure.
• Maintain PPM schedules and liaise with contractors for timely works.
• Keep certificates and reports up to date.
• Act as liaison for hard services contractors and vendors with SLAs/KPIs.
• Review RAMS prior to work and process purchase orders/invoices.
• Ensure maintenance activities comply with regulations and policies.
• Support compliance audits for fire, water, electrical, and air systems.
• Be the main on-site contact for internal stakeholders and governance of MAC activities.
• Coordinate MAC with IT, security, and workplace teams to minimize disruption.
• Maintain move/change records and post-move snagging.
• Prepare maintenance reports and log work in CAFM/CMMS.
