Job description
1. POSITION SUMMARY

The Site Lead is responsible for managing the full spectrum of technical operations, hard services, HVAC systems, and building maintenance for Grab’s designated sites.

This role ensures continuous operational excellence through strong engineering expertise, proactive maintenance planning, vendor management, and compliance with safety and statutory requirements.

2. KEY RESPONSIBILITIES
A. Hard Services & Technical Operations
  • Oversee daily operations of HVAC, mechanical, electrical, plumbing, fire protection, and building automation systems.
  • Lead planned preventive maintenance (PPM), corrective maintenance (CM), and equipment reliability programs.
  • Conduct technical diagnostics, root-cause analysis, and implement long-term engineering solutions.
  • Ensure compliance with OEM specifications, industry codes, and statutory requirements.
  • Review technical method statements, risk assessments, and issue permits-to-work.
B. Building & Facilities Management
  • Manage building infrastructure, utilities, and workplace systems to ensure optimal performance.
  • Maintain site uptime, temperature control, ventilation, air quality, and safety standards.
  • Support workplace operations including fit-out, space planning, and asset lifecycle management.
C. Vendor & Contractor Management
  • Monitor and evaluate FM vendor performance against SLA and KPI commitments.
  • Coordinate specialist contractors for HVAC, M&E, fire systems, and essential building services.
  • Drive service quality improvements and ensure proper documentation and reporting.
D. Health, Safety & Risk Compliance
  • Ensure full EHS compliance for technical works (LOTO, confined space, hot-works, etc.).
  • Conduct periodic inspections, audits, emergency drills, and risk assessments.
  • Maintain statutory records, certificates, and compliance documentation.
E. Client & Stakeholder Management
  • Act as the primary point of contact for Grab’s site teams for all facility-related matters.
  • Provide timely updates, technical reports, and performance dashboards.
  • Collaborate with regional and country-level FM teams to drive operational improvements.
F. Budget, Inventory & Asset Management
  • Assist in operating budget planning, CAPEX forecasting, and cost-optimization initiatives.
  • Ensure accurate asset registers, lifecycle planning, and spare-part inventory control.
  • Review quotations, invoices, and maintenance proposals for technical accuracy.
3. QUALIFICATIONS & EXPERIENCE
Education
  • Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services, Facilities Management, or related fields.
Experience
  • 5+ years of experience in technical building operations, HVAC, M&E, or hard services.
  • Experience in multi-site operations, commercial facilities, or tech environments preferred.
  • Demonstrated ability to lead technical teams and manage third-party vendors.
