Job summary

CapitaLand Investment Limited's Asset Management team in Singapore seeks a detail‑oriented analyst to support budgeting, performance analysis, market research and asset enhancement initiatives across the retail and office assets within the Retail & Commercial portfolio.

You should hold a degree in Business, Real Estate or Finance, possess strong quantitative and data analytics skills, and be able to collaborate in a fast-paced, deadline‑driven environment.

• Good degree in Business, Real Estate, Finance, or a related field with strong quantitative skills and a solid foundation in financial analysis.
• Highly numerate with sharp analytical, research and problem-solving skills and strong attention to detail.

Responsibilities

• Develop and maintain financial and asset models to evaluate performance of retail and commercial assets.
• Support preparation of dashboards and management reports with key metrics.
• Consolidate annual budgets, reforecasts, and financial projections across retail and commercial portfolios.
• Conduct market research on retail and commercial trends, tenant behavior, and demographics.
• Assist asset management strategies including benchmarking, tenant mix, and space utilization.

Job Description

You will be part of the Asset Management (Commercial Management (Singapore)) – Retail & Commercial team and reporting to the Director, Asset Management.

Job Responsibilities:

Budgeting, Financial & Asset Performance Analysis

• Assist in developing and maintaining financial and asset models to evaluate and report on the performance of both retail and commercial assets, at the property and portfolio level.
• Support the preparation of performance dashboards and management reports to provide insights and track key metrics.
• Support the preparation and consolidation of annual budgets, reforecasts, and financial projections across the retail and commercial portfolios.

Market Research & Analysis

• Conduct research and compile analysis on retail and commercial market trends, tenant behaviour, catchment demographics, and competitive landscapes.
• Prepare market intelligence reports to support leasing, positioning, and investment decisions.

Asset Management Support

• Contribute to asset management strategies for both retail and commercial properties, including performance benchmarking, positioning, tenant/trade mix (for retail), and space utilization (for commercial).
• Assist in the planning and execution of asset enhancement initiatives tailored to the specific needs of each asset class.

Initiatives & Projects

• Assist in the formulation and implementation of asset-specific or portfolio-wide initiatives, including leasing, marketing, digitalization, sustainability, and operational excellence projects.
• Provide coordination and analytical support for cross-functional or ad-hoc projects.
• Identify and propose improvements to internal processes, reporting tools, and workflows to enhance productivity, data accuracy, and stakeholder visibility.

Risk & Compliance Support

• Facilitate risk assessments and reporting by working closely with asset managers and compliance teams to ensure alignment with internal controls and risk management frameworks.

Job Requirements:

• Good degree in Business, Real Estate, Finance, or a related field, with strong quantitative skills, a solid foundation in financial analysis, and proficiency in data analytics to support decision-making and performance evaluation.
• Highly numerate with sharp analytical, research and problem-solving skills and strong attention to detail

• Self-driven and able to work within tight deadlines
• Strong interpersonal and communication skills
• 2-3 years of work experience preferred but fresh graduates are also welcomed
