YTL Starhill Global REIT Management Limited is seeking a driven asset management professional to lead strategy for assigned retail and/or commercial properties in Singapore and overseas, with emphasis on enhancing asset value and returns.
You will develop and implement asset strategies, monitor KPIs, prepare financial models and board presentations, evaluate capex and AEIs, and collaborate with leasing, finance and operations while travelling as required.
We are seeking a motivated, analytical, and results-driven professional to join our Asset Management team. This role is suited for candidates with a strong interest in real estate and a passion for driving asset performance. The successful candidate will play a key role in the strategic management of assigned retail and/or commercial properties in Singapore and overseas, with a focus on enhancing asset value, optimizing returns, and supporting long-term portfolio growth.
Develop and implement asset management strategies to optimise income, enhance asset value, and ensuring long-term competitiveness.
Monitor and analyze key performance indicators including occupancy, leasing activity, rental reversion, tenant retention, asset yields and capital value growth.
Conduct regular asset performance reviews and recommend initiatives to improve performance.
Prepare and maintain financial models, business plans, budgets, forecasts, and investment analyses for assigned assets.
Evaluate capital expenditure projects, asset enhancement initiatives (AEIs), redevelopment opportunities, and other value-creation initiatives.
Work closely with property management, leasing, marketing, finance, and other stakeholders to drive asset performance.
Conduct market research, competitor benchmarking, and industry analysis to identify risks, opportunities, and market trends.
Support valuation exercises, annual business planning, and portfolio reporting processes.
Prepare board papers, management reports, presentations, and other materials for senior management and Board review.
Assist with acquisitions, divestments, due diligence exercises, and strategic projects as required.
Degree in Real Estate, Finance, Business or a related discipline.
Minimum 5 years’ relevant experience in asset management, leasing or related real estate function.
Strong financial, analytical, and problem-solving skills, with experience in budgeting, forecasting, and NPI analysis.
Strong Microsoft Excel skills, including financial modelling, scenario analysis and data analysis. Experience with Power BI or Tableau would be an advantage.
Good understanding of property valuation principles.
Familiarity with the Singapore and/or Australian real estate markets would be advantageous.
Strong written and verbal communication skills, with experience preparing management and Board-level reports and presentations.
Self-motivated, meticulous, commercially minded, and able to work independently in a fast-paced environment.
Willing to travel as required.
