Job summary

A leading retail investment firm in Riyadh is seeking a Specialty Leasing Manager to manage and maximize revenues from specialty leasing activities. Responsibilities include overseeing leasing operations for kiosks and pop-up stores and developing strategies to enhance occupancy and revenue. The ideal candidate will have 6-8 years of leasing experience, strong negotiation skills, and a background in shopping malls. This role requires Saudi nationality and fluency in English.

Qualifications

  • 6–8 years of experience in leasing or specialty leasing within shopping malls.
  • 5 years of managerial experience in shopping malls, leading leasing or commercial teams.
  • Proven experience managing kiosks, pop-ups, or short-term leasing concepts.
  • Fluent English is mandatory.
  • Saudi nationality is required.

Responsibilities

  • Manage day-to-day specialty leasing operations across kiosks, pop-ups, and temporary leasing spaces.
  • Develop and execute specialty leasing strategies to maximize revenue and occupancy.
  • Source, negotiate, and onboard specialty leasing tenants across retail, F&B, services, and promotional activities.
  • Lead and manage the specialty leasing team, ensuring clear targets and accountability.
  • Track and manage specialty leasing KPIs such as revenue and occupancy rate.
  • Coordinate closely with Marketing, Operations, and Legal teams for compliance.
  • Prepare periodic performance reports and forecasts for management.

Role Summary

The Specialty Leasing Manager is responsible for managing and maximizing revenue from specialty leasing activities within shopping malls, including kiosks, pop-up stores, temporary retail concepts, and promotional spaces. The role focuses on optimizing short-term leasing performance, sourcing innovative retail concepts, managing tenant relationships, and ensuring strong execution, reporting, and commercial governance. The successful candidate will bring solid mall leasing experience, strong people leadership, and a KPI-driven approach to performance management.

Key Responsibilities
  • Manage day-to-day specialty leasing operations across kiosks, pop-ups, and temporary leasing spaces.
  • Develop and execute specialty leasing strategies to maximize revenue and occupancy.
  • Source, negotiate, and onboard specialty leasing tenants across retail, F&B, services, and promotional activities.
  • Set pricing, lease terms, and commercial proposals in line with approved policies and market benchmarks.
  • Lead and manage the specialty leasing team, ensuring clear targets, accountability, and performance follow-up.
  • Track and manage specialty leasing KPIs such as revenue, occupancy rate, average lease duration, and tenant pipeline.
  • Coordinate closely with Marketing, Operations, Finance, and Legal teams to ensure smooth execution and compliance.
  • Prepare periodic performance reports, forecasts, and market insights for management.
  • Ensure adherence to leasing governance, approval matrices, and mall regulations.
Qualifications & Experience
  • Bachelor’s degree in Business Administration, Marketing, Real Estate, or a related field.
  • Minimum 6–8 years of experience in leasing or specialty leasing within shopping malls.
  • Minimum 5 years of managerial experience in shopping malls, leading leasing or commercial teams.
  • Proven experience managing kiosks, pop-ups, or short-term leasing concepts.
  • Strong negotiation, commercial, and stakeholder management skills.
  • Fluent English is mandatory.
  • Saudi nationality is required.
