Job summary

Qiddiya is seeking an Development Manager to lead planning, development, and delivery of commercial office assets within the Commercial Office Business Unit. You will manage projects from concept through design, procurement, construction, and handover, ensuring alignment with strategic objectives, business plans and development standards in a fast-paced, mega-project environment.

The role requires 7+ years in real estate development or related fields and experience coordinating multidisciplinary

Qualifications

• Bachelor's degree requirements spanning civil engineering, architecture, construction management, real estate development, urban planning, or related field.
• Master's degree preferred in Real Estate Development, MBA, Construction Management, or related field.
• 7+ years of experience in real estate development, project management, design management, or construction.
• Experience delivering commercial office, mixed-use, or large-scale real estate developments.
• Experience managing multidisciplinary consultants and contractors.
• Middle East/GCC experience and giga-project exposure preferred.

Responsibilities

• Lead end-to-end development and delivery of commercial office projects from concept through handover.
• Prepare development briefs, execution plans, budgets, schedules, and business cases.
• Coordinate multidisciplinary consultants to meet business, operational, and commercial objectives.
• Drive project governance, approvals, and stakeholder alignment across parties.
• Oversee budgets, forecasts, and financial performance to achieve objectives.
• Support procurement activities, including tender strategies and bid evaluations.
• Manage consultants/contractors performance, variations, and contractual matters.
• Identify, assess, and mitigate project risks in line with policies.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal for successful execution.
• Ensure timely delivery, QA, readiness, and smooth handover to end users.

Key Responsibilities

• Manage the end-to-end development and delivery of commercial office projects from concept through handover.
• Prepare and manage development briefs, project execution plans, budgets, schedules, and business cases.
• Coordinate and manage multidisciplinary consultants, ensuring design solutions meet business, operational, and commercial objectives.
• Drive project governance, approvals, and stakeholder alignment across internal and external parties.
• Oversee project budgets, forecasts, and financial performance to achieve approved business objectives.
• Support procurement activities, including tender strategies, bid evaluations, and contract awards.
• Manage consultant and contractor performance, contractual obligations, variations, claims, and commercial matters.
• Identify, assess, and mitigate project risks while ensuring compliance with company policies and development processes.
• Coordinate with Delivery, Commercial, Leasing, Operations, Finance, Legal, and other stakeholders to ensure successful project execution.
• Ensure timely project delivery, quality assurance, operational readiness, and smooth asset handover to end users and operators.
