Job summary

OSUS in Riyadh is seeking an experienced Facilities Management Engineer to oversee planned and reactive maintenance across mixed-use projects. You will implement PPM schedules, monitor performance, and ensure safety and quality standards.

A Bachelor in Mechanical or Electrical Engineering with at least five years of FM experience, preferably with FM service providers, and hands-on CAFM/work-order management experience is required.

Qualifications

• Bachelor's degree in Mechanical or Electrical Engineering.
• Minimum 5 years of experience in Facilities Management.
• Experience with FM companies or FM service providers preferred.
• Hands-on CAFM and maintenance/work-order management knowledge.

Responsibilities

• Manage and monitor Planned Preventive Maintenance (PPM) activities and maintenance schedules.
• Coordinate corrective and reactive maintenance works.
• Manage maintenance activities through CAFM systems, including asset management and work orders.
• Monitor operation and maintenance of MEP systems: HVAC, electrical, plumbing, firefighting.
• Prepare and review maintenance reports, asset records, KPIs, and service performance.

Responsibilities are not limited to:

• Manage and monitor Planned Preventive Maintenance (PPM) activities and maintenance schedules.
• Coordinate and follow up on corrective and reactive maintenance works.
• Manage maintenance activities through CAFM systems, including:
• Asset management
• Work order management
• Maintenance records and reporting
• Monitor the operation and maintenance of MEP systems, including:
• HVAC systems
• Electrical systems
• Plumbing systems
• Firefighting and fire protection systems
• Ensure maintenance activities are completed according to required quality, safety, and operational standards.
• Coordinate with FM contractors, technicians, subcontractors, and service providers.
• Conduct site inspections and identify maintenance issues and operational risks.
• Monitor equipment performance and recommend corrective or preventive actions.
• Prepare and review maintenance reports, asset records, KPIs, and service performance.
• Support effective asset lifecycle management and ensure proper maintenance documentation.

Qualifications:

• Bachelor's Degree in Mechanical Engineering or Electrical Engineering.
• Minimum 5 years of relevant experience in Facilities Management.
• Previous experience working with Facilities Management (FM) companies or FM service providers is highly preferred.
• Strong practical knowledge of PPM, corrective maintenance, and reactive maintenance.
• Hands-on experience with CAFM systems and maintenance/work-order management.
• Strong knowledge of MEP systems operation and maintenance.
• Good understanding of HVAC, electrical, plumbing, and firefighting systems.
• Strong coordination, reporting, and problem-solving skills.
