ACCA Careers is seeking a Finance Manager to oversee the financial management of a portfolio of real estate investment and development projects. The role involves coordinating reporting with investors, partners, and lenders, and ensuring robust governance across multiple jurisdictions.

The candidate will work closely with investment, development, and asset management teams, leveraging IFRS principles and strong analytical skills.

Qualifications

• 7+ years of experience in financial controlling and reporting.
• Experience with banks, investors and capital partners.
• Strong IFRS knowledge and practical accounting.
• Real estate sector expertise, especially commercial development.
• Fluency in English and Polish; strong communication skills.
• Proactive mindset; ability to create processes from scratch.

Responsibilities

• Coordinate financial reporting processes for investors, capital partners, and lending institutions.
• Prepare periodic management reports and financial analysis for the investment portfolio.
• Oversee project budgets, forecasts, cash flow planning, and funding requirements.
• Monitor project costs against approved budgets and investigate significant variances.
• Liaise with banks and financing institutions on reporting, financing, and refinancing activities.
• Ensure compliance with financing agreements, debt covenants, and reporting obligations.
• Support debt and equity funding processes across the project portfolio.
• Collaborate with external advisors, auditors, and service providers across different jurisdictions.
• Drive improvements in financial reporting, controls, and month-end closing processes.
• Support the implementation and enhancement of financial systems and reporting tools.

Description

Profile

• Min. 7 years of experience in financial controlling & reporting
• Background in financial audit will be an advantage
• Very good knowledge of real estate industry (especially commercial development)
• Experience working with banks, investors and capital partners
• Good understanding of IFRS and practical financial accounting principles
• Strong analytical skills and communication skills
• Fluency in both English and Polish
• Proactive mindset, ability to create processes from scratch
