Michael Page is recruiting a Director / Senior Asset Manager to lead asset management of a logistics and industrial portfolio in Poland, based in Warsaw. The role offers significant autonomy, close interaction with investors, and a pivotal position in shaping the platform's operational capabilities and growth.

You will drive leasing performance, oversee tenant relationships, manage budgets and reporting, and coordinate technical projects and fit-outs across assets, with emphasis on value

Qualifications

• Several years of experience in logistics and/or industrial real estate.
• Strong leasing expertise, including negotiations and tenant relationships.
• Experience overseeing property operations, budgets, and value-add initiatives.
• Familiarity with technical projects, fit-outs, and refurbishment programmes.
• Experience preparing reports for investors, lenders, or ownership groups.
• Strong commercial mindset and understanding of investment performance drivers.
• Established network within the Polish logistics real estate market.
• Fluent Polish and professional English language skills.
• Ability to operate independently in a fast-paced, entrepreneurial environment.

Your responsibilities

• The Director / Senior Asset Manager will take full ownership of asset management activities across a portfolio of logistics and industrial properties in Poland. The successful candidate will be responsible for driving leasing performance, managing tenant relationships, overseeing operational and technical matters, and delivering high-quality reporting to investment stakeholders. This position offers significant autonomy, direct exposure to investors and decision-makers, and the opportunity to contribute to the growth of a rapidly expanding real estate platform. Key responsibilities
• Asset Management & Operations
• Manage the day-to-day performance of logistics and industrial assets.
• Monitor occupancy levels, operating expenses, service charges, and asset budgets.
• Identify and implement value-creation initiatives to enhance asset performance.
• Coordinate technical projects, tenant fit-outs, and refurbishment works.
• Ensure assets are maintained to the highest operational standards.
• Leasing & Tenant Management
• Develop and execute leasing strategies to maximise occupancy and rental income.
• Negotiate lease agreements, renewals, and amendments.
• Build and maintain strong relationships with tenants, brokers, and market participants.
• Monitor market trends, competing schemes, and leasing opportunities.
• Investor & Stakeholder Reporting
• Prepare regular asset performance reports and portfolio updates.
• Present operational and financial performance to investors and stakeholders.
• Support investment decision-making through market insights and asset-level analysis.
• Business Growth & Strategic Contribution
• Contribute to the development of operational processes and best practices.
• Leverage market knowledge and relationships to identify new opportunities.

Our requirements
