Job summary

Asia Affinity Property Management, Inc. is seeking a Property Manager to oversee operations, maintenance, and administration for residential, commercial, or mixed-use properties in Metro Manila.

You will ensure client satisfaction, regulate financial performance, and supervise the on-site team to maintain value and compliance. The role emphasizes lease-to-contract governance, preventive maintenance, and strong stakeholder communication with residents and Boards.

Qualifications

  • Bachelor's degree in Business Administration, Property Management, Engineering, Real Estate Management, Hospitality Management, or a related field.
  • 5 years of experience in property management, facilities management, or real estate operations.
  • Minimum 2 years of supervisory or managerial experience.
  • Experience managing residential, commercial, or mixed-use developments is preferred.

Responsibilities

  • Oversee the day-to-day operations of the assigned property.
  • Ensure the property is well-maintained, safe, clean, and fully operational.
  • Conduct regular inspections of common areas, building systems, and facilities.
  • Implement preventive maintenance programs and monitor repairs.
  • Prepare and monitor the property’s annual operating budget.
  • Review monthly financial statements, operating expenses, and income reports.
  • Monitor collection efficiency, accounts receivable, and delinquent accounts.
  • Ensure cost control while maintaining service quality.
  • Review and approve operational expenditures within authorized limits.
  • Build and maintain strong relationships with clients, unit owners, tenants, and the Board of Directors/Trustees.
  • Address resident concerns, complaints, and service requests promptly.
  • Conduct regular meetings with the Board and provide operational updates.
  • Supervise service contractors, suppliers, and outsourced personnel.
  • Ensure compliance with service contracts and service level agreements.
  • Evaluate contractor performance and recommend improvements.
  • Coordinate major repairs, renovations, and capital improvement projects.
  • Lead, coach, and supervise onsite personnel including: Assistant Property Manager, Property Accountant, Client Care Officer, Administrative Staff, Housekeeping and Security Personnel.
  • Conduct performance evaluations and identify training needs.
  • Ensure compliance with company policies and procedures.
  • Ensure compliance with company policies, government regulations, safety standards, and building codes.
  • Monitor compliance with occupational safety and health requirements.
  • Ensure all permits, licenses, and regulatory documents remain updated.
  • Lead emergency preparedness and crisis management initiatives.
  • Prepare operational reports, incident reports, and monthly management reports.
  • Monitor property KPIs and operational performance.
  • Attend Board meetings, client meetings, and management meetings.
  • Recommend process improvements to enhance operational efficiency.
