HRTX in Makati is seeking a Project Development Officer to lead end‑to‑end real estate projects, from feasibility through turnover. You will coordinate cross‑functional teams, conduct financial, market and site analyses, and drive approvals to keep programs commercially viable and on schedule.

The role demands a Bachelor’s degree in a related field and 3–5 years of project development experience in real estate, with strong financial modeling, negotiation and regulatory knowledge.

Qualifications

• Bachelor's degree in business/finance/real estate or related field.
• 3–5 years of experience in project development within real estate.
• Experience end-to-end project development lifecycle.
• Strong financial feasibility, market research, modeling and evaluation.
• Coordination with cross-functional teams, consultants and government agencies.
• Knowledge of land acquisition, regulatory requirements and approvals preferred.
• CPA, MBA or related postgraduate qualifications are advantageous.
• Strong analytical, project management and communication skills.

Responsibilities

• Manage full project development lifecycle from feasibility through turnover.
• Conduct financial feasibility studies, market research, site analyses and investment evaluations.
• Develop project concepts, business models, implementation plans and secure internal approvals.
• Coordinate due diligence for land acquisition and regulatory approvals.
• Prepare financial models, budgets, pricing strategies and business cases for management.
• Create project timelines and ensure adherence to budgets and schedules.
• Monitor progress, identify risks and mitigate delays.
• Coordinate launch activities with Sales, Marketing, Design, Construction and Finance.
• Monitor financial performance against targets and recommend improvements.
• Oversee turnover and handover to Property Management and operations.
• Liaise with consultants, contractors, utilities and government agencies for permits.
