NATIONAL BOOK STORE, INC. is seeking a Maintenance Manager for our facilities in Metro Manila. The role oversees routine maintenance across electrical, plumbing, carpentry, and related services while ensuring a safe, clean environment.

You will manage 6–10 direct reports, supervise contractors, and coordinate with external providers for specialized work. Successful candidates will have at least 5 years in maintenance management, hands-on PM program experience, and strong skills in forecasting

Qualificações

• Minimum of 5 years of progressive experience in maintenance management.
• Proven experience in implementing electromechanical preventive and predictive maintenance programs.
• Demonstrated ability to lead and manage 6–10 direct reports.
• Proficient in preparing and presenting Gantt charts and project progress reports for Management.
• Experience in construction management is an advantage but not required.

Responsabilidades

• Perform routine building maintenance across carpentry, electrical, plumbing, and related services.
• Oversee and monitor general upkeep to ensure a safe, clean environment.
• Inspect facilities to identify defects and recommend corrective actions.
• Perform minor electrical repairs and maintenance with appropriate tools.
• Supervise and evaluate contractors for quality, compliance, and on-time completion.
• Manage maintenance supplies and inventory, including receiving and unloading materials.
• Monitor preventive maintenance schedules and ensure services are completed on time.
• Receive and respond to tenant reports on mechanical, electrical, or facility issues.
• Ensure compliance with safety policies and building regulations.
• Coordinate with Facilities Management and external providers for specialized work.

Key Responsibilities

• Perform routine building maintenance across various areas, including carpentry, electrical systems, plumbing, and other building-related services.
• Oversee and monitor the general cleanliness and upkeep of the building to ensure a safe, clean, and well-maintained environment.
• Inspect buildings, facilities, and equipment to identify defects, malfunctions, and required repairs; document findings and recommend appropriate corrective actions.
• Perform minor electrical repairs and maintenance, including the replacement or repair of fixtures using appropriate hand tools, power tools, and specialized equipment, within the scope of authorized qualifications.
• Supervise and evaluate contractors to ensure quality of work, compliance with specifications, and timely completion of assigned tasks.
• Manage requests for maintenance supplies, materials, and equipment, including inventory monitoring and the receipt, loading, and unloading of supplies.
• Monitor preventive maintenance schedules and ensure that required services are completed within established timelines and in accordance with maintenance standards.
• Receive, assess, and respond to tenant reports concerning mechanical, electrical, plumbing, and other facility maintenance issues.
• Ensure compliance with company safety policies, building regulations, and access control procedures at all times.
• Coordinate with Facilities Management and external service providers for repairs, specialized technical work, and other maintenance requirements beyond the scope of in-house capabilities.
