Job summary

Innoland Development Corporation seeks a Building Facilities Technician to support operation and maintenance of building facilities and utilities. This role assists the Building Engineer in planning preventive maintenance, implementing security measures, and ensuring sanitary housekeeping while evaluating merchants' plans.

The position requires registration as an Electrical/Mechanical/Civil or Electronics Engineer, with a preference for at least two years of related technical experience.

JOB SUMMARY:

Responsible for the operation and maintenance of the building facilities and utilities by assisting the Building Engineering in the planning and execution of preventive maintenance on equipment, implementation of security measures, proper housekeeping/sanitation and in the evaluation of merchants submitted plans.

EDUCATION AND COMPETENCIES REQUIREMENTS:

• Registered Electrical, Mechanical, Civil or Electronics Engineer preferably with two (2) years related experience in technical functions.
• Good analytical, organizational, time management, interpersonal skills
• Ability to understand and follow oral and written instructions
• Ability to use hand tools, small power tool and test equipment's

DUTIES AND RESPONSIBILITIES:

• Monitor and documents the preventive maintenance activities conducted by vendors for the upkeeping of building mechanical, electrical and electronic equipment's.
• Implement property improvement programs and address the problems or concern in operation.
• Ensure operational reliability on equipment and facilities by conducting regular inspection, preventive maintenance, checking and trouble shooting.
• Perform the following functions in a subordinate capacity to the Building Engineer:
• Supervises technical contractual labor
• Monitor projects implementation
• Monitor the installation of all necessary utilities and services
• Monitors and controls activities of other utility service providers, such as but not limited to power, water, communications, etc.
• Ensures that all vendors/ contractors conducting preventive maintenance for PMO or doing works for tenants or unit owners follow PMO set requirements and standards.
• Prepares the manpower and work schedule of technicians to ensure continuous technical services and ensure that repairs are done on time and with minimal or no interruption to building service and operation.
• Documents the history records of all equipment's (i.e. maintenance register).
• Check and execute utilities consumption monitoring (water and energy conservation) and a cohesive fire safety program.
• Ensure tenant’s compliance of house rules, construction guidelines and other regulations
• Reviews and implement instructions from the Building Engineer on the attendance of service calls to requesting tenants and unit owners. Ensures that calls are responded within 24 hours or at a reasonable time-frame
• Coordination, technical support, and assistance to other Departments
• In charge of the spare parts, tools and equipment
• Check stock to determine inventory level and anticipate needed supplies;
• Expedite orders for supplies and verify receipt of supplies.
• Handles building facilities inquiries, complaints and ensure resolution to address concerns or direct them to the proper personnel.
• Acts as the Pollution Control Officer.
