San Miguel Properties, Inc. (SMPI), is the real estate arm of San Miguel Corporation (SMC). Originally an asset management company, it has since ventured and expanded to real estate business, providing affordable and quality housing for Filipinos.
Duties and Responsibilities:
A. Ensure that all real property assets of the Company and its subsidiaries, including those under the Company's custodianship, are accounted for, managed and secured properly.
- Maintain an updated and complete Masterlist of assets and asset folios;
- Prepare an annual schedule of ocular inspection of assets and submit an asset inspection report after each ocular inspection;
- Prepare an updated status report (with action plan and timeline) for assets with issues and concerns;
- Receive and compile the Asset Folder of the newly acquired property and include it in the Masterlist and the Company's online and physical library:
- Secure and/or update appraisal of properties from company-accredited real property appraisers;
- Assist/Coordinate with the Security Section to resolve the identified issues and concerns on the acquired properties, e.g., identification and establishment of property boundaries, negotiation and ejectment of illegal settlers/structures, physical due diligence, etc.
- Assist/Coordinate with the Security Section in the construction of physical barriers/fence to secure the property; and
- Prepare reports with regard to technical aspects of properties inspected, specifically issues on property boundaries.
B. Handle any technical project management related functions
- Conduct pre-repair inspection of the property with accredited contractors to discuss the work to be done in the project;
- Secure fence design, bill of quantities, terms of reference, and construction documents required in coordination with the Technical Services Group;
- Conduct inspection and assess the ongoing on-site activity by contractors and coordinate with the Technical Services Group for the payment of initial and final billings in accordance with the required documentary requirements; and,
C. Perform other tasks that may be assigned from time to time.
Qualifications:
- College Graduate with a Bachelor's degree.
- Work Experience (at least 2 years) in a corporate setting.
- Work experience related to property management of real estate developments is an advantage.
- Intermediate proficiency in using Microsoft Word, Excel, and PowerPoint.
- Higher level of proficiency in Microsoft Excel is an advantage.
