Job summary

Hektar Property Services is seeking a Leasing Manager for Subang Parade in Subang Jaya to drive occupancy and revenue through active tenant acquisition and strategic renewals. You will lead sourcing, negotiations, and deal closures to optimize rental yield and tenant mix.

The role requires a Bachelor's degree in Business, Property, or related field and 3–5 years in mall or retail leasing, with a proven track record in tenant sourcing, deal closure, and renewal uplift.

Qualifications

• 3–5 years leasing experience in mall/retail environments.
• Proven track record in tenant sourcing, deal closure and tenancy renewals with rental uplift.
• Strong understanding of Malaysia retail market.

Job Purpose

This position is responsible for actively driving occupancy and revenue performance for Subang Parade through active tenant acquisition and strategic tenancy renewals. This position focuses on hands‑on leasing execution, including sourcing new tenants, negotiating deals, and managing renewals to optimize rental yield and tenant mix.

Accountability

• Proactively source, identify, and secure new tenants to fill vacancies and improve mall positioning.
• Build and maintain a strong pipeline of prospective tenants across key retail categories.
• Conduct outreach, networking, site visits, and direct pitching to generate leasing leads.
• Ensure consistent conversion from prospect, negotiation and signed tenancy.
• Manage and execute tenancy renewals for expiring leases across both malls.
• Conduct rental benchmarking and performance analysis before renewal negotiation.
• Negotiate rental reversion (uplift), lease restructuring, and term optimization.
• Identify underperforming tenants and recommend replacement vs renewal strategy.
• Engage tenants early to avoid vacancy risk and ensure continuity of income.
• Conduct market research, competitor analysis, and rental benchmarking.
• Identify gaps in tenant mix and propose target tenant profiles.
• Monitor retail trends, consumer behavior, and catchment changes to support leasing decisions.
• Maintain updated database of retailers, brands, and prospects.
• Prepare and present leasing proposals, financial terms, and space offerings.
• Negotiate tenancy terms including rental rates, tenure, and commercial conditions.
• Follow through from initial pitch, negotiation and deal closure.
• Ensure tenancy agreements are processed in compliance with company policies.
• Coordinate with Marketing, Operations, and Fit-out teams to ensure smooth tenant onboarding and store opening.
• Monitor progress of tenant fit-out and ensure adherence to timeline.
• Act as liaison between tenants and internal teams during pre-opening stage.
• Support achievement of occupancy and rental targets for both malls.
• Assist in tenancy renewals and replacement strategy for underperforming tenants.
• Provide input on tenant mix optimization based on leasing activity.
• Maintain accurate leasing records, pipeline reports, and tenant database.
• Prepare weekly/monthly leasing updates including but not limited to prospect status and deal progress.
• Support budget tracking and leasing documentation.

Qualifications

• Bachelor’s Degree in Business, Property, Real Estate or related field.
• 3 – 5 years leasing experience in shopping mall / retail environment.
• Proven track record in tenant sourcing, deal closure and handling tenancy renewals with rental uplift.
• Strong understanding of Malaysia retail market.
