Job summary

Avantex Project Sdn Bhd is seeking a Quantity Surveyor Executive to join our Sentul, Kuala Lumpur office on a full-time basis. You will manage costs, quantities and contracts across diverse construction projects, ensuring financial viability and contractual compliance.

Ideal candidates hold a degree in Quantity Surveying with at least 5 years of experience in the construction industry. Proficiency in MS Excel and relevant QS software is expected.

Qualifications

• Degree in Quantity Surveying or related field.
• Minimum 5 years in quantity surveying or contracts management in construction.
• Strong knowledge of cost management, contract administration, and Malaysian building practices.

Responsibilities

• Prepare and manage BoQ for tender submissions and contract documentation.
• Monitor project costs; provide cost reports and forecasts.
• Conduct cost analysis and value engineering to optimise budgets.
• Manage contract variations, change orders and claims.
• Prepare interim and final contract accounts, invoices, and payment certificates.
• Review supplier and subcontractor quotations; negotiate terms.
• Conduct cost reconciliation and variance analysis.
• Liaise with clients, architects, engineers, and contractors on commercial matters.
• Maintain accurate project records and cost databases.
• Support tender submissions with cost estimates and commercial evaluations.

About the role

We are seeking a Quantity Surveyor Executive to join Avantex Project Sdn Bhd on a full-time basis in our Sentul, Kuala Lumpur office. This role is central to our contracts management operations, where you will play a vital part in ensuring the financial viability and contractual compliance of our construction projects. As a Quantity Surveyor Executive, you will be responsible for managing costs, quantities and contracts across diverse construction projects, directly contributing to project profitability and client satisfaction.

Key responsibilities

• Prepare and manage bills of quantities (BoQ) for tender submissions and contract documentation
• Monitor project costs and provide regular cost reports and forecasts to project managers and stakeholders
• Conduct detailed cost analysis and value engineering studies to optimise project budgets
• Manage contract variations, change orders and claims in accordance with contract terms
• Prepare interim and final contract accounts, invoices and payment certificates
• Review supplier and subcontractor quotations and negotiate favourable contract terms
• Conduct cost reconciliation and variance analysis throughout project lifecycle
• Liaise with clients, architects, engineers and contractors regarding contractual and commercial matters
• Maintain accurate project records, documentation and cost databases
• Support tender submissions with cost estimates and commercial evaluations

What we're looking for

• Degree or qualification in Quantity Surveying, Construction Management or related field
• Minimum 5 years of professional experience in quantity surveying or contracts management within the construction industry
• Strong knowledge of cost management principles, contract administration and Malaysian building practices
• Proficiency in preparing bills of quantities, cost estimates and financial projections
• Excellent analytical and numerical skills with meticulous attention to detail
• Competence in MS Excel and other relevant quantity surveying software or ERP systems
• Solid understanding of construction contract terms, particularly standard Malaysian contracts
• Professional certification or membership with bodies such as AIQS, RISM or equivalent is highly desirable
• Excellent communication and negotiation skills with the ability to interact professionally at all levels
• Strong organisational abilities and capability to manage multiple projects simultaneously
