Job summary

Guangzhou R&F Properties Co., Ltd. in Malaysia seeks a Facilities Technician to perform routine inspections and maintenance on building systems (HVAC, electrical, plumbing, elevators).

You will troubleshoot issues, respond to work orders, and assist with equipment installation and maintenance. The role requires 2+ years in a related field, strong repair skills, and the ability to work independently or in a team.

Qualifications

• At least 2 years of experience in facilities maintenance.
• Strong knowledge of mechanical, electrical, plumbing, and HVAC systems.
• Able to respond to emergency calls and shift changes.
• Ability to use power tools, diagnostic equipment, and hand tools.
• Knowledge of safety regulations and procedures.

Responsibilities

• Perform routine inspections and maintenance on building systems.
• Troubleshoot and repair lighting, plumbing, heating, cooling, or electrical systems.
• Respond to work orders for minor repairs and address urgent issues.
• Maintain maintenance records and schedules.
• Monitor and maintain a clean and safe environment.
• Assist installation and maintenance of equipment.
• Coordinate with external contractors for larger repairs.
• Ensure fire safety equipment is in working order and conduct safety drills.
• Assist in weak current systems including CCTV, door access, fire alarm, video intercom.
• Maintain and update the maintenance log.
• Respond to emergency situations.
• Support cleaning crew.
• Perform ad-hoc duties.

Job description

Perform routine inspections and maintenance on building systems such as HVAC, electrical, plumbing, and elevators.

Troubleshoot and repair any issues with lighting, plumbing, heating, cooling, or electrical systems.

Respond to work orders for minor repairs and address urgent issues that affect the building’s functionality.

Monthly water and electricity meter reading records.

Maintain accurate records of all maintenance activities and completed work.

Monitor and maintain a clean and safe environment throughout the building, ensuring compliance with safety regulations.

Assist with the installation and maintenance of equipment or systems as required.

Ensure that all maintenance tools and equipment are in good working condition and report any faulty tools to the manager.

Coordinate with external contractors or vendors for specialized services or larger repairs such as elevator, chiller, cooling tower and etc.

Ensure that all fire safety equipment is in working order and conduct regular safety drills.

Assist in weak current system; to monitoring, troubleshooting, installation of the building CCTV surveillance system, door access control system, fire alarm system, video intercom system and others related field.

Maintain and update the maintenance log, including scheduling preventive maintenance tasks.

Respond to emergency situations promptly and efficiently.

Support the cleaning crew in maintaining building cleanliness and sanitation.

Perform ad-hoc duties whenever assigned by the Superior.

Requirements:

At least 2 Year(s) of working experience in the related field is required for this position.

Have good skills in maintenance job and repairing in aspect of facilities.

Candidates possess electrical and electronic skills / experiences will be added advantage.

Strong knowledge of mechanical, electrical chargeman, plumbing, and HVAC systems.

Ability to use power tools, diagnostic equipment, and hand tools.

Excellent problem-solving and troubleshooting skills.

Knowledge of safety regulations and procedures.

Candidates must be able to respond to emergency call duty and change shift.

Ability to work independently and as part of a team.
