Job summary

URBAN ACE PROPERTY MANAGEMENT is seeking a Building Technician to perform routine inspections and maintenance of electrical, plumbing, mechanical and building systems in a residential environment. You will handle minor repairs, monitor contractors, check facilities and respond to issues, with standby after office hours and weekends when needed.

Ideal candidates will have SPM/SKM Electrical or equivalent, plus advantageous ACMV or building services certifications.

Qualifications

• Qualified in electrical/plumbing/building systems (SPM/SKM Electrical) or equivalent.
• Certification in ACMV, Electrical, ELV, Plumbing or Building Services is an advantage.
• Experience in residential building, facilities maintenance or property management preferred.
• Knowledge of electrical, plumbing, air-conditioning and general building maintenance.
• Basic computer skills (Word & Excel) preferred.

Responsibilities

• Perform routine inspections of electrical, plumbing, mechanical and building systems.
• Carry out minor repairs and general maintenance works.
• Inspect electrical panels, pumps, water tanks, sump pits, ventilation fans and common area facilities.
• Monitor and coordinate with external contractors during servicing and maintenance works.
• Conduct weekly checks on lighting, timers and common area facilities to ensure proper operation.
• Record monthly water meter readings.
• Attend to reported maintenance issues including leakage inspections.
• Assist with periodic security spot checks.
• Take turns supervising after-hours pest control fogging.
• Be on standby for emergency maintenance after office hours, weekends and public holidays when required.

Job description

As part of our maintenance team, you will perform routine inspections and maintenance of electrical, plumbing, mechanical and building systems in a residential building environment. You will carry out minor repairs, monitor contractor work, conduct regular facility checks, and respond to maintenance issues. You will be on standby for emergency maintenance after office hours, weekends and public holidays when required.

Key responsibilities

• Perform routine inspections of electrical, plumbing, mechanical and building systems
• Carry out minor repairs, including water pipe leaks and general maintenance works
• Inspect electrical panels, pumps, water tanks, sump pits, ventilation fans and common area facilities
• Monitor and coordinate with external contractors during servicing and maintenance works
• Conduct weekly checks on lighting, timers and common area facilities to ensure everything is functioning properly
• Record monthly water meter readings
• Attend to reported maintenance issues, including unit leakage inspections
• Assist with periodic security spot checks
• Take turns supervising after-hours pest control fogging
• Be on standby for emergency maintenance after office hours, weekends and public holidays when required

Requirements

• SPM, SKM Electrical or equivalent qualification
• Certification in ACMV, Electrical, ELV, Plumbing or Building Services is an advantage
• Experience in residential building, facilities maintenance or property management is preferred
• Knowledge of electrical, plumbing, air-conditioning and general building maintenance
• Basic air-conditioning servicing skills will be an added advantage
• Able to communicate in both Bahasa Malaysia and English
• Familiar with basic maintenance tools and equipment
• Basic computer skills (Microsoft Word & Excel)
• Good problem-solving, time management and customer service skills
• Able to work independently as well as within a team
• 5.5 work day, with alternate Saturdays Off
