Mesra Retail & Café Sdn Bhd seeks an Executive (Leasing-Complementary Business) to drive C-Biz growth for F&B and services at PETRONAS stations. You will craft expansion plans, manage partner contracts, and coordinate cross-functional projects to maximize income and ROI.

You will lead negotiations, oversee site visits, and ensure seamless operations with stakeholders, while maintaining strong client relationships and market insight.

Qualifications

Must have a Bachelor's degree in Business Administration, Marketing, Real Estate, or related field.
Minimum 5 years relevant experience in commercial or retail properties.
Excellent interpersonal skills and ability to maintain client relationships.

Responsibilities

Business Development & Expansion: plan and implement strategy, identify and grow partner networks at PETRONAS stations.
Account Management: manage contracts and monitor partner performance with invoicing via SAP.

Operation Management: oversee station operations, partner engagement, and service quality.
Tar Management: monitor income, billing accuracy, and payment collection from partners.

Executive (Leasing-Complementary Business)

Plan and implement the Complementary Business (C-Biz) growth strategy for F&B business and other services partners at PETRONAS stations via business development, partners’ expansion, account management and project management in order to optimize its income potential and maximize return on investment.

What You\'ll Do:-

Business Development & Expansion:

Plan and implement the (C-Biz) business strategy by execution of partners identification, selection, placement and growth strategy in order to optimize the overall income efficiency from partners throughout PETRONAS Stations.

Execute partners’ expansion plan by identifying and proposing the right partners and location based on market segment and behavior which include site visits, negotiation with partners and market study in order to grow existing partner’s outlets and introduce new partners/offerings at PETRONAS stations.

Account Management:

Plan and manage partners’ account through development and monitoring of new & existing contract/agreements by ensuring relevant clauses are defined in the contract/agreements with partners are as per industry practice and current scenario requirements whilst review of partners’ performance through the establishment of partners database according to each portfolio, monitoring partners’ sales performance via monthly sales report and ensuring accuracy & timely issuance of invoice via SAP in order to protect MESRA business interest.

Project Management:

Manage (C-Biz) projects and execute project plan by monitoring project progress which includes conducting site meeting/visits, progress update meetings as well as managing internal and external stakeholders which includes partners, contractors, local authorities, project team and conduct viability study in order to ensure projects are completed within the given time frame.

Operation Management:

Manage partners’ operational issues by conducting regular station visits to check on partners’ outlet compliance and performance, meeting with partners, engagement with station dealers and Retail Area Manager as well as working closely with RSOD Territory Managers/Maintenance Engineer/Mesralink/external parties in order to ensure smooth business operations and enhance customers’ experience at PETRONAS Stations.

Tar Management:

Monitor income from partners by ensuring billings are issued timely and accurately in order to ensure income is captured as well as monitor OD/TAR performance by engaging with partners on the payment collection to ensure all invoices are collected timely thus reducing risk to MESRA.

Ad-Hoc Support:

Perform ad-hoc duties and assignments as directed by the immediate superior.

Qualifications & Experience: -

Bachelor's degree in Business Administration, Marketing, Real Estate, or a related field.

Minimum 5 years relevant experience.

Proven track record of successfully commercial or retail properties.

Attention to detail and ability to manage multiple tasks simultaneously.

Excellent interpersonal skills and maintaining client relationships.

Knowledge of local real estate market trends and regulations.
