Job description

Boutique House Sdn Bhd is seeking an experienced Clerk of Work to join our construction team in Johor Bahru District, Johor. This is a full-time position responsible for overseeing and monitoring construction activities at project sites to ensure that all works are carried out in accordance with approved drawings, specifications, quality standards and project requirements.

As a Clerk of Work, you will play an important role in monitoring site progress, workmanship, quality, safety and compliance, while working closely with the Project Manager, consultants, contractors and internal teams. You will also be involved throughout various stages of the development, from project inception and construction through to Vacant Possession (VP), defects rectification and post-completion activities.

This position is essential in ensuring that construction works are delivered to the required standards, within the approved programme and with proper coordination among all project stakeholders.

Key responsibilities

Implement relevant policies, activities, procedures and requirements under the company's property development system.

Supervise, monitor, coordinate and control daily construction activities at project sites to ensure works are carried out efficiently and in accordance with the approved project programme.

Ensure all construction works comply with approved drawings, specifications, construction plans, method statements, procedures and relevant statutory requirements.

Conduct regular site inspections to monitor workmanship, materials, construction methods and overall site progress.

Carry out inspections and tests in accordance with Inspection and Test Plans (ITP) and utilise relevant quality control mechanisms under the company's Quality Management System.

Verify that inspection and testing results comply with approved specifications and quality requirements.

Check and verify construction drawings and specifications, and promptly report any discrepancies, inconsistencies or technical issues to the Project Manager.

Liaise closely with consultants and contractors regarding technical matters, work requirements, shop drawings, samples and technical data/catalogues for submission and approval.

Coordinate with clients, consultants, contractors and relevant internal departments to resolve technical, construction and site-related matters.

Issue Site Memos and Non-Conformance Reports (NCR) to contractors for works that do not comply with required quality standards, approved drawings or specifications, and monitor the rectification process.

Verify inspection forms, checklists, daily records and other relevant quality and site documentation to ensure accuracy and completeness.

Maintain accurate daily site records, including construction progress, manpower, materials, inspections, site activities and photographic records where required.

Prepare and update daily project reports and verify construction progress reports before submission to the Project Manager.

Monitor construction activities and progress against the master and detailed work programmes, identifying potential delays and escalating issues promptly.

Attend site meetings and provide updates on construction progress, outstanding issues, quality concerns and site matters.

Witness and verify material testing, site valuation, joint measurement and setting-out works where required.

Coordinate closely with contractors, consultants and the Customer Service Department on defects rectification works during the Defect Liability Period (DLP).

Monitor defective works and ensure rectification is carried out properly and within the stipulated timeframe.

Assist in the Vacant Possession (VP) handover process to purchasers and ensure the site and relevant works are ready for handover.

Ensure proper implementation of the project's Health, Safety and Environmental (HSE) Management System, including good housekeeping and safe working practices.

Ensure that all personnel and contractors comply with applicable health, safety and environmental requirements.

Support the implementation and monitoring of the QLASSIC assessment system and ensure construction works meet the required quality standards.

Assist the Assistant Manager, Project Manager or Senior Project Manager in the daily operations and coordination of projects from project inception to post-completion.

Monitor and coordinate construction activities to ensure projects are completed according to the approved quality, cost and time requirements.

Perform other site and project-related duties as assigned by the Project Manager or management.

What we're looking for

Diploma or Bachelor's Degree in Civil Engineering, Construction Management, Building, Architectural Studies or a related field.

Minimum 5 years of experience as a Clerk of Work or in a similar site supervision / construction quality role, preferably within the property development or construction industry.

Proven experience in residential or commercial development projects in Malaysia will be an advantage.

Strong knowledge of construction methods, materials, workmanship, quality control procedures and site supervision practices.

Good understanding of construction drawings, specifications, method statements and Inspection & Test Plans (ITP).

Practical knowledge of QLASSIC, NCR, Site Memo and quality management procedures.

Ability to read, interpret and identify discrepancies in architectural, structural, civil and other relevant construction drawings.

Experience in coordinating with consultants, contractors, subcontractors and project teams.

Good understanding of construction progress monitoring, site reporting and work programmes.

Strong attention to detail with a commitment to maintaining high standards of workmanship and quality.

Good communication and interpersonal skills, with the ability to liaise effectively with multiple stakeholders.

Strong problem-solving skills and the ability to identify and elevate site issues promptly.

Good organisational and time-management skills, with the ability to manage multiple site matters and deadlines.

Proficiency in Microsoft Office and relevant project / construction management software.

Relevant construction or site supervision certifications will be an added advantage.

Valid driving licence and willingness to travel between project sites when required.
