Job summary

Boutique House Sdn Bhd is seeking an experienced Construction Manager to join our team in Johor Bahru District, Johor. This full-time role oversees property development projects from pre-development to handover, ensuring on-time delivery, budget adherence and high-quality, safe outcomes.

The ideal candidate has 5+ years in construction/ project management within Malaysia, strong leadership, and coordination skills to work with architects, engineers, consultants and contractors.

Qualifications

  • Diploma or Bachelor's degree in Civil Engineering, Construction Management or a related field.
  • Minimum 5 years of experience in Construction Management or similar supervisory role within construction or property development.
  • Proven experience in managing residential or commercial property development projects in Malaysia.
  • Strong knowledge of construction methods, materials, safety regulations and building requirements.
  • Experience in project planning, scheduling, budgeting, cost control and progress monitoring.
  • Knowledge of QLASSIC, NOC and CCC requirements is an added advantage.

Responsibilities

  • Planning, managing, monitoring and controlling projects from pre-development through completion, handover and post-development stages.
  • Planning and scheduling construction activities, including resource allocation, milestones, programs and timelines.
  • Overseeing day-to-day construction and development progress across project sites to minimize delays.
  • Monitoring progress against timelines and budgets and enforcing corrective actions.
  • Coordinating with architects, engineers, consultants, contractors, subcontractors, suppliers and Clerk of Works.
  • Leading consultants, contractors and site teams for coordinated and timely completion of works.
  • Conducting site inspections and quality assurance to ensure compliance with drawings, specs and standards.
  • Implementing and monitoring the QLASSIC assessment system to achieve quality standards.
  • Ensuring proper project documentation and records (permits, contracts, drawings, variation orders).
  • Liaising with authorities and contractors for inspections, submissions and approvals.
  • Coordinating to achieve NOC and CCC within required timeframes.
  • Ensuring safety standards and company policies are followed, including HSE involvement.
  • Providing progress reports to management highlighting risks, delays and actions.
  • Supporting Customer Care for a smooth handover to purchasers.

Job description

Boutique House Sdn Bhd is seeking an experienced Construction Manager to join our dynamic team in Johor Bahru District, Johor. This is a full-time position responsible for overseeing and managing property development projects from the pre-development stage through construction, completion and handover.

As Construction Manager, you will play a key role in ensuring that projects are delivered on time, within budget and in accordance with the required quality and safety standards. You will work closely with consultants, contractors, authorities and internal teams to ensure smooth project execution and successful completion.

This position is critical to the overall success of our development projects and requires a strong combination of construction management, project coordination, leadership, problem-solving and stakeholder management skills.

Key responsibilities

Planning, managing, monitoring and controlling projects from the pre-development stage through to completion, handover and post-development stage.

Planning and scheduling construction activities, including resource allocation, project milestones, work programmes and timeline management.

Overseeing the day-to-day construction and development progress across project sites to ensure works are carried out efficiently and with minimum delays.

Monitoring project progress against approved timelines, budgets, quality requirements and master work programmes, and implementing corrective actions where necessary.

Coordinating and working closely with architects, engineers, consultants, contractors, subcontractors, suppliers and Clerk of Works to ensure seamless project execution.

Managing and leading consultants, contractors and project site teams to ensure effective coordination and timely completion of works.

Conducting regular site inspections and quality assurance checks to ensure construction works comply with approved drawings, specifications, standards and requirements.

Implementing and monitoring the QLASSIC assessment system to ensure the required quality standards are achieved.

Monitoring Site Memos and ensuring all issues highlighted are properly rectified and closed within the stipulated timeframe.

Identifying, resolving and following up on construction-related issues, technical problems, conflicts and delays to minimise their impact on project progress.

Monitoring labour, materials, equipment and project-related costs to ensure effective resource and cost control.

Ensuring proper project documentation and records are maintained, including permits, contracts, drawings, work programmes, site records, correspondence and variation orders.

Liaising effectively with relevant authorities, consultants and contractors on project requirements, inspections, submissions and approvals.

Coordinating and monitoring the achievement of NOC and CCC within the required timeframe.

Ensuring construction activities comply with all relevant building regulations, statutory requirements, safety standards and company policies.

Working closely with the HSE Department in the preparation, implementation, monitoring and maintenance of the project's Health, Safety and Environmental Management System.

Ensuring sufficient and competent site resources are available to identify and resolve potential issues promptly so that project progress is not hindered.

Coordinating activities across different project sites to ensure consistency, proper sequencing and uniformity upon project completion.

Preparing and providing regular project progress reports to management, including updates on construction progress, key issues, risks, delays and corrective actions.

Providing support to the Customer Care Department to ensure a smooth and well-coordinated handover to purchasers.

Coordinating with relevant teams and contractors to ensure timely response and rectification of customers' defects and complaints.

Ensuring completed projects are handed over in accordance with the approved schedule, quality standards and company requirements.

What we're looking for

Diploma or Bachelor's Degree in Civil Engineering, Construction Management or a related field.

Minimum 5 years of experience in Construction Management, Project Management or a similar supervisory role within the construction or property development industry.

Proven experience in managing residential or commercial property development projects in Malaysia.

Strong knowledge of construction methods, materials, quality standards, safety regulations and relevant building requirements.

Proven experience in project planning, scheduling, budgeting, cost control and progress monitoring.

Good understanding and practical experience in QLASSIC, NOC and CCC requirements will be an added advantage.

Strong experience in managing and coordinating consultants, contractors, subcontractors and site teams.

Excellent leadership and team management skills, with the ability to motivate, supervise and coordinate multiple stakeholders.

Strong communication and interpersonal skills, with the ability to liaise effectively with consultants, contractors, authorities, management and customers.

Strong organisational and time management abilities, with the ability to manage multiple priorities and project deadlines.

Strong problem-solving and decision-making capabilities, with the ability to resolve issues effectively under pressure.

Proficiency in Microsoft Office and relevant construction or project management software.

Valid driving licence and willingness to travel between multiple project sites.
