ORIENTAL PROPERTY MANAGEMENT SDN. BHD. is seeking an experienced Building/Facilities Manager to oversee admin and maintenance teams, ensuring efficient operations across health, safety, security and services in a large property portfolio in Malaysia.

You will drive service delivery, vendor management, and regulatory compliance while maintaining KPI targets. The role requires 3–5 years in property/real estate management, strong English communication, and the ability to lead a team and work under

Qualifications

• Degree or Diploma in survey / property management or related field.
• 3–5 years of relevant field experience.
• Good command of oral English and strong written communication.
• Self-motivated, able to work independently and under pressure.
• Team player with a positive attitude.
• Knowledge of Strata Management Act 2013 and related regulations.
• Excellent interpersonal and multilingual communication.

Responsibilities

• Ensure timely collection of service charges and other charges per KPI and by-laws.
• Attend to residents/owners inquiries and complaints; ensure resolution within KPIs.
• Inspect building condition; prepare reports and improvement recommendations.
• Plan, organize, schedule and supervise admin and maintenance teams.
• Oversee building operations including health & safety, security, cleaning, M&E, landscape, waste, pest control.
• Monitor contractors; liaise with authorities on safety, licenses, permits, and operations.
• Source contractors and vendors for facilities maintenance and operations.
• Manage day-to-day common property and facilities in line with house rules and by-laws.
• Attend meetings with Developers or committees; submit minutes and monthly reports.
• Be on-call 24 hours; respond to site emergencies within 45 minutes.
• Implement Quality Management System and ensure compliance with laws and policies.
• Be responsive via email or work-related apps during weekdays and weekends.

Education

Degree / Diploma in survey / property management / real estate management / valuation property management or related field
