Job description

Key Requirements for the Role

• Real estate lease transaction management experience, especially in industrial & warehousing spaces
• Client & channel partner relationship management
• Negotiation skills covering Commercial, Legal (documentation) and technical aspects
• Co-ordinating with Design, Technical, Liaison and Legal Teams primarily based in Mumbai
• Business & Market updates to be presented in weekly/bi-weekly review meetings to the senior management in Mumbai

Core Responsibilities

1. Business Development: Identify, pursue, and secure large enterprise clients, manufacturing companies across dominant / emerging sectors, e-commerce firms, and 3PL (third-party logistics) operators, for industrial / warehouse spaces.
2. Broker & IPC Networking: Leverage existing and build new high-value relationships with International Property Consultants (IPCs), channel partners, and local Chennai real estate brokers.
3. Proposal & Presentation Management: Conduct client site inspections and progress to filling & submission of Request for Proposal (RFP) responses, pitch customized built-to-suit or ready-to-move-in warehousing frameworks,.
4. Negotiation & Closure: Negotiate commercial legal and technical terms with support of SPOC from each cross function
5. Cross-Functional Coordination: Collaborate closely with legal, technical/engineering, and finance departments to ensure smooth lease documentation, statutory compliances, and handover schedules.

Requirements & Qualifications

1. Experience: 15 to 20 years of total real estate experience, with at least 3 to 5 years focused specifically on warehousing, data center, or industrial leasing with developers, funds or IPCs.
2. Technical Knowledge: Understanding of local land laws, warehousing technical specifications and registration or stamp duty frameworks.
3. Soft Skills: Good presentation and oratory skills and fluency in English and local regional requirements. Self-driven personality. Disciplined. High on integrity. Ready to travel .
