Job Summary
We are looking for an experienced Project Manager to lead and manage residential and commercial construction projects from pre-construction planning through completion and handover.
The Project Manager will have overall responsibility for project execution, planning, cost, quality, safety, contracts, resources, coordination, and timely delivery. The role requires strong leadership and the ability to coordinate architects, consultants, contractors, subcontractors, vendors, engineers, and internal stakeholders.

Key Responsibilities
1. Project Planning & Execution
- Take overall responsibility for planning and execution of assigned residential and commercial construction projects.
- Develop detailed project execution plans, schedules, milestones, and resource requirements.
- Establish project objectives, deliverables, timelines, and construction strategies.
- Monitor progress against the approved project schedule and take corrective action where required.
- Ensure construction activities are carried out in accordance with approved drawings, specifications, contracts, and project requirements.
- Coordinate multiple construction activities and ensure proper sequencing of works.
- Drive the project from mobilization through construction, testing, snagging, completion, and final handover.
2. Design & Consultant Coordination
- Coordinate with architects, structural consultants, MEP consultants, PMC, specialist consultants, and other design professionals.
- Review drawings and identify design discrepancies, constructability issues, and coordination requirements.
- Ensure timely release and approval of construction drawings and technical submittals.
- Coordinate RFI, design changes, shop drawings, material approvals, and technical clarifications.
- Ensure proper coordination between civil, structural, architectural, MEP, and finishing works.
3. Contractor & Subcontractor Management
- Manage and coordinate main contractors, subcontractors, suppliers, and specialist agencies.
- Monitor contractor performance against contractual obligations, schedules, quality requirements, and manpower commitments.
- Conduct regular coordination and progress meetings with contractors.
- Resolve construction-related issues and elevate critical matters when required.
- Review contractor work programs, manpower deployment, material requirements, and recovery plans.
- Ensure adequate resources are deployed to maintain project schedules.
4. Cost & Commercial Management
- Monitor project costs against the approved budget.
- Work closely with the commercial/QS team on BOQs, measurements, variations, claims, and contractor payments.
- Review and control variations, additional works, and change orders.
- Support procurement and cost-control activities.
- Identify potential cost overruns and implement corrective measures.
- Ensure work is executed within the approved project budget.
5. Quality Management
- Ensure construction complies with approved drawings, specifications, method statements, and quality standards.
- Establish and monitor project quality objectives and inspection procedures.
- Coordinate inspections, testing, approvals, and quality documentation.
- Ensure proper implementation of QA/QC procedures.
- Identify recurring quality issues and implement preventive and corrective actions.
- Drive reduction of rework, defects, and construction wastage.
6. Health, Safety & Environment
- Ensure strict compliance with project HSE policies and applicable statutory requirements.
- Promote a strong safety culture across the project.
- Ensure contractors and subcontractors follow approved safety procedures.
- Monitor site safety performance and corrective actions.
- Participate in safety inspections, audits, and incident investigations.
- Ensure appropriate permits, PPE, access controls, and safe working practices are implemented.
7. Procurement & Materials
- Coordinate with procurement teams to ensure timely availability of construction materials and equipment.
- Review material requirements in line with the project schedule.
- Monitor material approvals, procurement, delivery, storage, and utilization.
- Coordinate with vendors and suppliers to minimize delays.
- Ensure materials comply with approved specifications and quality requirements.
8. Project Reporting & Documentation
- Prepare and review weekly and monthly project progress reports.
- Monitor project KPIs, milestones, productivity, cost, quality, and safety.
- Maintain project schedules, dashboards, risk registers, and action trackers.
- Conduct regular site walks and document progress and outstanding issues.
- Report major risks, delays, variations, and commercial issues to senior management.
- Maintain proper project records for approvals, correspondence, drawings, inspections, and handover documentation.
9. Client & Stakeholder Management
- Act as the primary project-level interface with clients and key stakeholders.
- Conduct regular client, consultant, and contractor meetings.
- Communicate project status, risks, delays, and recovery measures effectively.
- Manage expectations and ensure timely resolution of stakeholder concerns.
- Maintain professional relationships with clients, consultants, contractors, authorities, and vendors.
10. Handover & Project Close-Out
- Lead project completion, snagging, testing, and commissioning activities.
- Coordinate rectification of defects and outstanding works.
- Ensure completion documentation, as-built drawings, warranties, test certificates, and O&M manuals are submitted.
- Coordinate statutory approvals and completion requirements.
- Lead final handover to the client/owner.
- Conduct project close-out and document lessons learned.

Educational Qualifications
- Bachelor's degree in Civil Engineering from a recognized institution.
Experience
- 1018 years of overall experience in building construction.
- Minimum 5 years in a Project Manager / Senior Project Manager / Construction Manager role preferred.
- Demonstrated experience managing medium to large-scale residential and/or commercial projects.
- Experience managing multiple contractors, consultants, and project teams.
Technical Skills
- Strong knowledge of RCC and structural construction.
- Good understanding of architectural and RCC works.

- AutoCAD and drawing coordination.
- Quantity, BOQ, measurement, and cost-control knowledge.
