Role & responsibilities
The Projects Head will be responsible for providing overall leadership and strategic direction for project execution across S&P Foundation's real estate developments. The role will have end-to-end ownership of project delivery, covering planning, scheduling, execution, cost, quality, safety, statutory compliance, contractor management and site operations.
KEY RESPONSIBILITIES
Project Planning & Execution
- Provide overall leadership for the end-to-end execution and delivery of real estate projects.
- Lead project planning, execution strategy, scheduling and resource deployment across multiple developments.
- Establish clear project milestones, deliverables, timelines and accountability mechanisms.
- Ensure projects are executed in accordance with approved plans, budgets, quality standards and business objectives.
- Drive execution of villas, plotted developments and apartment projects from project initiation through completion and handover.
Multi-Project Management
- Oversee and manage 34 large projects simultaneously, with approximately 34 million sq. ft. under active development.
- Establish effective systems for monitoring project progress, identifying deviations and ensuring timely corrective action.
- Balance resources, priorities and execution requirements across multiple project locations.
Cost & Commercial Control
- Take ownership of project budgets and ensure execution remains within approved cost parameters.
- Monitor project expenditure, resource utilisation and cost deviations.
- Identify potential cost overruns early and implement corrective measures.
- Work closely with internal teams, contractors, consultants and vendors to ensure commercial discipline.
Site Operations & Resource Management
- Provide leadership to large site teams and ensure effective deployment of manpower and resources.
- Build and manage strong project execution teams with clear roles, responsibilities and accountability.
- Ensure adequate site infrastructure, manpower, equipment and resources are available.
Contractor, Consultant & Vendor Management
- Lead sourcing, selection, onboarding and performance management of contractors, consultants and vendors.
- Establish expectations around scope, timelines, quality, safety and deliverables.
- Monitor performance and address execution issues promptly.
Quality, Safety & Compliance
- Ensure adherence to quality standards, safety requirements and statutory regulations.
- Establish robust systems for quality monitoring and safety compliance.
- Identify compliance and execution risks and ensure timely mitigation.
Project Governance, Risk & Stakeholder Management
- Establish project governance, MIS, dashboards and progress monitoring systems.
- Track timelines, physical progress, cost, resources, quality, safety, compliance, risks and bottlenecks.
- Develop mitigation and recovery plans and drive timely corrective action.
- Act as key interface with senior leadership, consultants, contractors, vendors and internal stakeholders.
Leadership & Team Development
- Build and lead high-performing project teams.
- Establish clear performance expectations and accountability.
- Develop project leaders and site teams through coaching, direction and performance management.
Preferred candidate profile
20+ years of experience in real estate project execution, preferably with reputed large developers or large infrastructure companies.
- Proven experience in end-to-end delivery of villas, plotted developments and apartment projects.
- Demonstrated experience managing multiple large-scale projects simultaneously.
- Experience handling 3-4 large projects with approximately 3-4 million sq. ft. under active development.
- Strong expertise in project planning and scheduling, execution, cost control, site operations, progress monitoring, contractor/consultant/vendor management, quality, safety and statutory compliance.
- Strong ability to identify execution risks, remove bottlenecks and drive corrective actions.
- Demonstrated ability to build and lead large, high-performing project teams.
- Strong stakeholder management and communication skills.
- Strong understanding of project governance, MIS, progress reporting and escalation management.
- Relevant technical / professional qualifications in construction, civil engineering, project management or related disciplines advantageous; postgraduate qualification preferred.
