Job summary

Brightspan Advisors Chennai seeks a senior leader to drive end-to-end execution of multiple residential real estate projects in Chennai. You will shape strategy, master schedules, and resource plans while ensuring on-time delivery within budget and quality standards.

The role requires leadership across high-rise, villa and plotted developments, with strong focus on cost control, risk management and stakeholder coordination.

Responsibilities

• Lead end-to-end execution of multiple residential real estate projects from pre-construction to handover.
• Develop and drive project execution strategy, master schedules, milestones and resource plans.
• Ensure projects are delivered within timelines, budgets, quality standards and safety requirements.
• Provide leadership across high-rise apartments, villa developments, plotted developments and large residential communities.
• Review progress against schedules and identify delays, risks and bottlenecks.
• Drive corrective actions to achieve milestones.
• Lead and manage large project/site teams including project managers, engineers, and support functions.
• Coordinate with contractors, consultants, architects, vendors and other external stakeholders.
• Drive contractor performance, productivity, quality and adherence to contracts.
• Oversee cost control, budgeting and execution efficiency.
• Coordinate between Design, Procurement, Contracts, Finance, Sales, CRM and other internal functions.
• Establish project governance, MIS, progress monitoring and reporting.
• Conduct periodic reviews and communicate progress, risks and commercial implications to leadership.
• Ensure adherence to statutory approvals, building regulations, quality systems, EHS and compliance.
• Build a high-performing projects organization and mentor teams.
• Support senior management in feasibility, execution planning and strategic decisions.

• Provide leadership across high-rise apartments, villa developments, plotted developments and large residential communities.
• Review project progress against approved schedules and proactively identify delays, execution risks and bottlenecks.
• Drive corrective and preventive actions to achieve committed project milestones.
• Lead and manage large project/site teams, including project managers, construction managers, engineers and support functions.
• Manage and coordinate with contractors, consultants, architects, vendors and other external stakeholders.
• Drive contractor performance, productivity, quality and adherence to contractual commitments.
• Oversee project cost control, resource optimization, budgeting and execution efficiency.
• Ensure effective coordination between Design, Procurement, Contracts, Finance, Sales, CRM and other internal functions.
• Establish strong project governance, MIS, progress monitoring and management reporting mechanisms.
• Conduct periodic project reviews and provide clear visibility to leadership on progress, risks, commercial implications and critical decisions.
• Ensure adherence to applicable statutory approvals, building regulations, quality systems, EHS and compliance requirements.
• Establish strong execution discipline and accountability across project teams.
• Build, mentor and develop a high-performing projects organization capable of managing multiple developments simultaneously.
• Support senior management in project feasibility, execution planning and strategic project-related decisions.

Ideal Candidate Profile

We are specifically looking for professionals with:

• 20+ years of overall experience, predominantly in real estate project execution.
• Current/recent experience in a senior leadership position such as VP Projects, Head Projects, Project Director, Construction Head or equivalent.
• Significant tenure with reputed large real estate developers.
• Demonstrated experience in managing multiple projects simultaneously.
• Strong hands-on exposure to high-rise residential apartments and/or large villa developments.
• Exposure to plotted developments / integrated townships will be an added advantage.
• Strong understanding of project planning, scheduling, construction methodologies, cost management and contract/vendor management.
• Experience managing substantial site teams, contractors, consultants and multiple external agencies.
• Strong understanding of residential project quality, safety and statutory requirements.
• Demonstrated ability to identify project risks and resolve complex execution challenges.
• Strong leadership, stakeholder management and decision-making capabilities.
• Experience presenting project progress, MIS, risks and corrective actions to senior management/promoters.
• Stable career history with meaningful tenures in previous organizations.
• Engineering/construction-related educational background preferred.
• Postgraduate qualification will be an advantage.
• Candidates currently based in Chennai or willing to relocate to Chennai may apply.
