Job summary

Fairgrowth Management Consultants Pvt. Ltd. seeks an experienced VP – Projects to lead planning and execution of premium high-rise residential projects in Mumbai.

You will oversee design coordination, approvals, construction, contracts and commercial management to deliver quality, safety and cost efficiency. The role requires strong leadership, a proven track record of delivering 40+ storey luxury towers, and hands-on expertise in regulatory compliance and project closeout.

Qualifications

• Bachelor's degree in Civil Engineering (Master's degree preferred).
• 20+ years of senior experience in residential real estate project execution.
• Experience as Head/VP/General Manager – Projects in real estate development.

Responsibilities

• Lead end-to-end execution of high-rise residential projects from concept through handover.
• Deliver luxury residential towers of 40+ storeys within a single tenure.
• Manage all phases: planning, design coordination, procurement, construction, testing, commissioning, handover.
• Coordinate with architects, structural and MEP consultants, contractors and authorities.
• Ensure delivery within approved budgets, timelines and quality standards.
• Drive project planning, monitoring, resource allocation and risk mitigation.
• Oversee premium specifications (HVAC, marble flooring, premium sanitary ware, modular kitchens).
• Ensure compliance with regulations, safety norms and quality standards.
• Manage contracts, commercial negotiations, vendor performance and contractor administration.
• Lead multidisciplinary teams and ensure cross-functional coordination.
• Monitor progress and implement corrective actions; report to senior management.

Job description

We are seeking an experienced VP – Projects to lead the planning and execution of premium high-rise residential projects. The candidate should have proven experience managing multiple large-scale luxury residential projects from concept to handover, with strong expertise in design coordination, approvals, construction, contracts, commercial management, and project delivery. The role requires strong leadership to ensure quality, safety, timely execution, and cost efficiency.

Key Responsibilities

• Lead the end-to-end execution of high-rise residential projects from concept design through approvals, construction, commissioning, and handover.
• Independently deliver luxury residential towers of 40+ storeys within a single tenure.
• Manage all phases of project execution including planning, design coordination, procurement, construction, testing, commissioning, and final handover.
• Coordinate with architects, structural consultants, MEP consultants, contractors, and statutory authorities.
• Ensure projects are delivered within approved budgets, timelines, and quality standards.
• Drive project planning, monitoring, resource allocation, and risk mitigation strategies.
• Oversee execution of premium specifications including HVAC systems, imported marble flooring, premium sanitary ware, modular kitchens, and luxury interior finishes.
• Ensure compliance with all statutory regulations, approvals, safety norms, and quality standards.
• Manage contracts, commercial negotiations, vendor performance, and contractor administration.
• Lead multidisciplinary project teams and ensure seamless coordination across functions.
• Monitor project progress through regular reviews and implement corrective actions wherever required.
• Maintain effective communication with senior management and provide periodic project status reports.

Mandatory Experience

• Bachelor's degree in Civil Engineering (Master's degree preferred).
• Minimum 20+ years of experience in residential real estate project execution.
• Current or previous experience as Head/VP/General Manager – Projects.
• Experience with a real estate developer is mandatory.
• Must have independently completed at least one - two high-rise residential projects from concept to final handover.
• Proven experience in execution of premium/luxury residential developments.
• Hands-on experience in:
• Concept planning and design coordination
• Statutory approvals
• Final handover and project closeout
• Strong understanding of regulatory requirements, contracts, commercial terms, and construction methodologies.
