Job summary

Jones Lang LaSalle Incorporated is seeking a seasoned facilities manager for a premium residential property in Maharashtra. You will oversee all technical operations, MEP systems, safety compliance and day-to-day engineering services to ensure uninterrupted living environments.

Responsibilities

• Manage MEP systems including electrical, HVAC, plumbing, STP/WTP, fire & life safety, DG, lifts, BMS and other building services.
• Ensure preventive and breakdown maintenance is carried out effectively and within defined timelines.
• Monitor AMC/CMC contracts, vendors, service quality and technical compliance.
• Lead the technical team, allocate work, monitor performance and ensure 24×7 emergency response.
• Ensure compliance with statutory requirements, safety standards, inspections and authority regulations.
• Monitor energy and utility consumption and identify opportunities for cost and energy optimisation.
• Coordinate with residents, facility management, developers, consultants and contractors for technical complaints and rectification works.
• Review technical reports, quotations, BOQs and proposals and provide recommendations for CAPEX/OPEX works.
• Maintain technical documentation, asset registers, maintenance records and SOPs/checklists.
• Plan and execute major repairs, refurbishment and improvement projects while ensuring minimal disruption to residents.
• Conduct regular inspections of common areas, plant rooms and critical equipment to ensure asset reliability, safety and service standards.
• Support the Property Manager in maintaining a high-quality, safe and reliable living environment expected in a premium residential development.
