Job summary

Crest Property Solutions is seeking an experienced Property Operations Manager to independently oversee a technologically advanced residential property in Mumbai. You will manage on-site teams, ensure high standards in the lobby, clubhouse, and common areas, and maintain resident satisfaction.

This senior role coordinates takeover of building services, supervises safety procedures, and drives preventive maintenance, vendor management, and budget control.

Qualifications

• Bachelor's degree in Engineering; hospitality background preferred.
• 10+ years of total experience, including at least 5 years managing buildings over 50 stories.
• Strong leadership, communication, relationship-building and team-management skills.
• Proactive, results-oriented and resident-focused, with strong problem-solving and operational coordination abilities.

Responsibilities

• Lead on-site teams and deliver high standards across the lobby, clubhouse, common areas and resident services; address resident concerns and enforce amenity guidelines.
• Coordinate takeover of property services and critical systems, including lifts, DG sets, electrical and water systems, STP, access control, fire systems, CCTV and waste management.
• Plan preventive maintenance; manage housekeeping and landscaping schedules, AMCs, vendor performance, quotations, negotiations and invoices; monitor water and electricity usage.
• Set team goals, coach staff and implement SOPs across engineering, housekeeping, landscaping, security, clubhouse and waste management. Maintain fire, safety and security standards.
• Oversee clubhouse and amenity vendors, organize community events, prepare the CAM budget and control operating expenses.
• Prepare daily/monthly MIS and KPI reports, track budget vs. actuals and planned vs. completed activities, and implement improvements based on audits and vendor reviews.

ROLE PURPOSE

KEY RESPONSIBILITIES

• Property Operations & Resident Experience: Lead on-site teams and deliver high standards across the lobby, clubhouse, common areas and resident services; address resident concerns and enforce amenity guidelines.
• Project Takeover & Building Systems: Coordinate takeover of property services and critical systems, including lifts, DG sets, electrical and water systems, STP, access control, fire systems, CCTV and waste management.
• Maintenance & Vendor Management: Plan preventive maintenance; manage housekeeping and landscaping schedules, AMCs, vendor performance, quotations, negotiations and invoices; monitor water and electricity usage.
• Team, SOPs & Safety: Set team goals, coach staff and implement SOPs across engineering, housekeeping, landscaping, security, clubhouse and waste management. Maintain fire, safety and security standards.
