Position Summary:
Has end-to-end accountability for a luxury residential project from mobilization through handover and close-out. Serves as the principal day-to-day client representative and integrates design, procurement, construction, MEP, commercial, quality and stakeholder activities into one controlled delivery plan.
Key Responsibilities:
- Translate the client brief and consultancy mandate into a project execution plan, responsibility matrix, communication protocol and measurable baselines.
- Own the integrated master schedule, 90-day/30-day look-aheads, constraint log, resource plan and recovery actions.
- Lead client, consultant and contractor meetings; issue clear minutes, decisions, actions and escalation notes.
- Coordinate design releases, constructability reviews, mock-ups, samples, shop drawings, RFIs and interface closure before execution.
- Manage procurement planning for long-lead and bespoke items, including technical alignment, approvals, manufacturing follow-up, logistics and site readiness.
- Control scope, budget, commitments, variations, claims, billing, cash-flow forecasts and commercial risks with the QS/Commercial team.
- Enforce quality plans, inspection/testing protocols, benchmark installations and protection of completed finishes.
- Ensure safe working, statutory compliance, approved method statements, permits and housekeeping through the contractor organization.
- Maintain accurate project dashboards, risk/issue/change/decision logs and management forecasts.
- Plan commissioning, integrated testing, snagging, training, as-built/O&M documentation, occupancy readiness and final handover.
- Lead, coach and appraise the project team; clarify ownership and address capability or conduct gaps promptly.
- Preserve confidentiality, client privacy, neighbourhood sensitivities and the condition/security of occupied or partially occupied premises.
Required Qualifications & Experience:
Qualifications: Bachelors degree in Civil Engineering, Architecture or Construction Management. Project-management and safety/quality certifications are advantageous.
Experience: Typically 1520 years of progressive project-delivery experience, including responsibility for complete high-end residences, villas, premium hospitality or complex fit-out projects. Proven client-facing leadership and coordination of multidisciplinary consultants and contractors are required.
Technical Skills:
- Civil, architectural, interior, faade, landscape and MEP delivery interfaces for bespoke residences.
- Detailed planning, critical path analysis, progress measurement and recovery scheduling.
- Drawings/specifications, RFIs, submittals, mock-ups, method statements, inspections and testing.
- Contracts, BOQs, procurement, variation/claim evaluation, billing and forecast-at-completion.
- MS Project/Primavera, Excel and digital collaboration/document-control systems; BIM awareness preferred.
