Affordable Infrastructure and Housing Projects (AIHP) is looking for an experienced Quantity Surveyor with strong expertise in commercial fit-out and workplace interiors to manage BOQ preparation, quantity take-offs, estimation, rate analysis, and project costing for commercial office and managed workspace projects in Gurgaon.

Responsibilities

Job Summary

AIHP is looking for an experienced Quantity Surveyor with strong expertise in commercial fit-out and workplace interior projects. The role will be responsible for BOQ preparation, quantity take-offs, estimation, rate analysis, project costing, billing, variation management, and cost control across commercial office and managed workspace projects.

The ideal candidate should have hands-on experience in commercial interiors/fit-outs, with a strong understanding of materials, market rates, contractor/vendor quotations, project budgets, and commercial documentation.

Key Responsibilities

• Prepare detailed BOQs, quantity take-offs, estimates, and costing for commercial office and workplace fit-out projects.
• Review architectural, interior, civil, electrical, HVAC, plumbing, and MEP drawings to accurately assess quantities and project requirements.
• Prepare rate analysis for materials, labour, subcontractor works, and various fit-out activities.
• Obtain, evaluate, and compare vendor/subcontractor quotations to ensure competitive pricing and cost efficiency.
• Monitor project budgets, actual costs, commitments, and variations throughout the project lifecycle.
• Identify cost-saving opportunities while maintaining required quality and project specifications.
• Coordinate with Project Managers, Design, Procurement, Operations, and vendors/contractors for project costing and commercial requirements.
• Prepare and evaluate variation orders, extra items, and change requests and assess their financial impact.
• Verify contractor measurements, RA bills, invoices, and payment claims against actual site progress and approved BOQs.
• Maintain accurate records of BOQs, estimates, quotations, purchase orders, work orders, bills, variations, and commercial documentation.
• Prepare project cost reports, budget updates, forecasts, and reconciliation statements.
• Support final accounts, project closure, reconciliation, and commercial settlement with contractors and vendors.

Required Skills & Experience

• 7 to 10 years of relevant experience in BOQ, Quantity Surveying, Estimation, Costing or Commercial functions.
• Strong experience in commercial interior fit-outs, corporate office projects, workplace interiors, managed offices, or turnkey interior projects.
• Excellent hands-on knowledge of BOQ preparation, quantity take-off, estimation, rate analysis and project costing.
• Good understanding of civil and interior fit-out works, including flooring, false ceiling, partitions, furniture, finishes, electrical, HVAC, plumbing and MEP services.
• Ability to read and interpret architectural, interior, civil and MEP drawings.
• Strong knowledge of material costs, labour rates, market rates and subcontractor/vendor pricing.
• Experience in contractor billing, measurements, variations and cost control.
• Strong analytical, negotiation, coordination and commercial management skills.
• Proficiency in MS Excel and relevant estimation/costing software.
• Ability to manage multiple projects and work within defined budgets and timelines.

Educational Qualification

• Diploma / Bachelor's Degree in Civil Engineering, Quantity Surveying, Construction Management, or a related field.
• B.E./B.Tech in Civil Engineering will be preferred.
