Job summary

TVS Industrial & Logistics Parks is seeking an experienced Procurement Manager, Estate Operations in Chennai with 8–10+ years in procurement, tendering, contracting, and project maintenance within construction and industrial sectors. Willingness to travel across India is required.

The role covers budgeting, BOQ preparation, supplier negotiation, contract documentation, and coordinating with clients and contractors to ensure timely delivery of projects and maintenance programs.

Qualifications

• 8–10+ years of relevant experience in procurement, tendering, contracting, project execution, and maintenance within construction and industrial sectors.
• Willingness to travel and work anywhere in India if required.
• Experience in warehouses, industrial infrastructure, MEP systems, and infrastructure maintenance is preferred.

Responsibilities

• Prepare and review contract documents including GCC/SCC and Master Contracts.
• Prepare budgets for Civil, PEB, Electrical, FPS/FDAS works and other packages.
• Develop procurement, delivery, and project maintenance strategies.
• Coordinate with clients to develop briefs and identify consultants and contractors.
• Prepare tender documents and BOQs based on customer specs.

The candidate should be willing to travel and work anywhere in India if required.

Qualification

Key Responsibilities

• Strong knowledge and experience in industrial projects and maintenance activities, including Civil Works, PEB Works, Electrical Works, Fire Protection Systems (FPS), Fire Detection and Alarm Systems (FDAS), MEP Systems, AMC, STP, RO Plants, TTP, and other utility systems
• Prepare and review contract documents, including Appendices, GCC (General Conditions of Contract), SCC (Special Conditions of Contract), MCP (Master/Model Contract Provisions, as applicable)
• Prepare budgets for various project and maintenance packages, including Civil, PEB, Electrical, FPS/FDAS works, and other bought-out items.
• Develop project and maintenance management strategies, procurement strategies, and delivery strategies.
• Coordinate with clients to develop project/maintenance briefs and identify suitable design consultants and contractors.
• Prepare comparative statements based on technical and commercial quotations submitted by vendors.
• Prepare tender documents for various work packages.
• Demonstrate strong experience in warehouses, industrial infrastructure, MEP systems, and infrastructure maintenance.
• Prepare detailed cost analysis for construction materials and renovation works.
• Prepare BOQs based on customer specifications, approved master plans, and subsequent amendments.
• Attend technical review meetings with customers and provide necessary technical clarifications.
• Manage and coordinate the procurement of consultants, subcontractors, and contractors for respective packages.
• Ensure effective management of design, execution, quality, timelines, and project costs.
• Guide and direct project/maintenance teams by establishing clear, measurable goals and objectives.
• Prepare detailed rate analysis for construction, maintenance, and renovation works.
• Prepare complete contract documentation for Civil, PEB, Electrical, Fire Protection System, Manpower Management & AMC works.
• Ensure all works comply with applicable technical specifications, quality requirements, and safety standards.
• Coordinate with vendors, negotiate commercials, and finalize rates in line with approved operations and maintenance budgets.
• Standardizing work order Terms & Conditions and regulating the terms based on Audit Inputs.
• Maintaining the Master Vendor contact List.
• Maintaining Payment Tracker of Advance & Final Details.
