Job summary

Anarock Property Consultants in Bengaluru seeks a Contracts & Procurement professional to manage tendering, procurement, contract administration, and vendor coordination for PMC-based real estate projects. The role requires close collaboration with clients, consultants, contractors, and internal teams to ensure timely and cost-effective procurement.

Key responsibilities include end-to-end tendering, preparing tender documents, BOQs, RFQs, and contracts, vendor negotiation, rate analysis, and MIS

Qualifications

• Good understanding of construction contracts and procurement processes.
• Knowledge of BOQ, rate analysis, tendering, and vendor management.
• Strong negotiation, coordination, and communication skills.
• Experience with ERP systems and MS Excel.

Responsibilities

• Manage end-to-end tendering and procurement activities for construction projects.
• Prepare and review tender documents, BOQs, RFQs, and contracts.
• Coordinate with clients, consultants, contractors and vendors for procurement and contract finalization.
• Conduct techno-commercial evaluation and negotiate with vendors/subcontractors.
• Monitor contract execution, billing milestones, and compliance with obligations.
• Maintain vendor database and MIS reports related to contracts and procurement.

Job description

Role Overview:The Contracts & Procurement professional will be responsible for managing tendering, procurement, contract administration, vendor coordination, and commercial activities for real estate and construction projects handled under the PMC framework. The role involves close coordination with clients, consultants, contractors, and internal project teams to ensure timely execution and cost-effective procurement.
Key Responsibilities:

• Manage end-to-end tendering and procurement activities for construction projects.
• Prepare and review tender documents, BOQs, RFQs, comparative statements, LOIs, work orders, and contracts.
• Coordinate with clients, consultants, contractors, and vendors for procurement and contract finalization.
• Conduct techno-commercial evaluation and negotiate with vendors/subcontractors.
• Ensure timely procurement of materials and services as per project timelines.
• Monitor contract execution, billing milestones, payment terms, and compliance with contractual obligations.
• Support project teams in rate analysis, budget tracking, variation orders, and cost control.
• Maintain vendor database and evaluate vendor performance periodically.
• Ensure all procurement and contract activities comply with project requirements and company policies.
• Track material delivery schedules and coordinate with site/project teams for smooth execution.
• Assist in resolving contractual and commercial issues during project lifecycle.
• Maintain proper documentation and MIS reports related to contracts and procurement activities.

Desired Skills:

• Good understanding of construction contracts, procurement processes, and commercial management. Good exp in Hotel Projects
• Knowledge of BOQ, rate analysis, tendering, and vendor management.
• Strong negotiation, coordination, and communication skills.
• Ability to work with multiple stakeholders in a PMC environment.
• Proficiency in MS Excel, ERP systems, and project documentation.
