Job summary

Perfect Mep Ventures is seeking a lead MEP Coordinator to oversee HVAC, electrical, plumbing, firefighting and ELV services for large IT park/commercial buildings. Coordinate with civil, structural and interior teams, review drawings and shop drawings, and resolve interface clashes to minimize rework.

You will supervise on-site installation, ensure workmanship per specs, and manage testing, commissioning and handover activities.

Qualifications

• Diploma/B.E./B.Tech in Mechanical, Electrical or related Engineering discipline.
• Relevant experience in large-scale commercial/IT park projects preferred.
• Good knowledge of HVAC, electrical, plumbing, firefighting and ELV coordination.
• Ability to read and interpret MEP drawings and specifications.
• Knowledge of AutoCAD; Revit/Navisworks knowledge is an advantage.
• Good understanding of site execution, testing and commissioning.
• Strong coordination and communication skills.
• Ability to coordinate multiple subcontractors and disciplines simultaneously.
• Good knowledge of quality and safety requirements.

Responsibilities

• Coordinate HVAC, electrical, plumbing, firefighting and ELV services with civil, structural and interior works.

• Check submittals, material approvals and method statements.
• Raise RFIs/TQs for design clarifications.
• Coordinate revisions from site conditions and client comments.
• Ensure latest approved drawings are available on site.
• Coordinate AHU, FCU, VRF/VRV and ventilation systems.
• Coordinate ductwork, piping and equipment installation.
• Verify equipment locations and maintenance access.
• Coordinate HVAC works with other building systems.
• Coordinate cable trays, conduits, busducts and electrical equipment.
• Coordinate power, lighting, DBs and UPS.
• Interface with fire alarm, CCTV, access control and BMS systems.
• Ensure coordination between electrical and other MEP systems.
• Coordinate domestic water, drainage and firefighting piping.
• Ensure proper routing, slopes and access.
• Prepare/coordinate inspections and snag lists.
• Coordinate testing and commissioning of MEP systems.
• Witness testing activities and document results.
• Support handover with as-built drawings and test reports.
• Monitor progress and contractor billing as required.

Job description

Responsible for coordinating, monitoring and supervising Mechanical, Electrical and Plumbing (MEP) services for large-scale IT park/commercial building projects, ensuring that all MEP works are executed safely, on schedule, and in accordance with approved drawings, specifications, project standards and quality requirements.

Key Responsibilities

1. MEP Coordination

• Coordinate HVAC, electrical, plumbing, firefighting and ELV services with civil, structural, architectural and interior works.
• Review MEP layouts, GFC/shop drawings, specifications and BOQs before execution.
• Identify and resolve service clashes and interface issues to minimize rework.
• Coordinate service routing, ceiling spaces, shafts, plant rooms and equipment areas.
• Conduct regular coordination meetings with contractors, subcontractors, consultants and project teams.

2. Site Execution & Supervision

• Monitor day-to-day MEP installation activities and ensure execution as per approved drawings and specifications.
• Supervise HVAC, ducting, piping, electrical containment, cabling, plumbing, drainage, firefighting and related MEP works.
• Check workmanship, installation quality, levels, alignment, supports and accessibility for maintenance.
• Identify site constraints and provide practical engineering solutions.

3. Drawing & Technical Coordination

• Review and coordinate GFC, shop drawings, builders-work drawings and as-built drawings.
• Check technical submittals, material approvals, method statements and installation procedures.
• Raise and follow up RFIs/TQs for design clarifications.
• Coordinate revisions arising from site conditions and client/consultant comments.
• Ensure the latest approved drawings are available at site.

4. HVAC Coordination

• Coordinate AHU, FCU, VRF/VRV, ventilation and exhaust systems.
• Coordinate ductwork, chilled-water/refrigerant piping, insulation, supports and equipment installation.
• Verify equipment locations, service clearances and maintenance access.
• Coordinate HVAC works with electrical, fire-fighting, plumbing, ceiling and architectural requirements.

5. Electrical & ELV Coordination

• Coordinate cable trays, trunking, conduits, busducts and electrical equipment.
• Coordinate electrical power, lighting, DBs, panels, UPS and related systems.
• Interface with ELV systems such as fire alarm, CCTV, access control, BMS, data/ICT and other building systems as applicable.
• Ensure proper coordination between electrical services and other MEP systems.

6. Plumbing & Fire Protection Coordination

• Coordinate domestic water supply, drainage, sanitary, rainwater and related plumbing services.
• Coordinate fire-fighting piping, pumps, hydrants, sprinklers and associated services.
• Ensure proper routing, slopes, supports, access and maintenance clearances.

7. Quality Control & Inspection

• Conduct regular inspections of MEP installations.
• Verify materials against approved specifications and material submittals.
• Prepare/coordinate inspection requests and obtain consultant/client approvals.
• Identify defects and ensure timely rectification.
• Maintain inspection records, checklists and snag lists.

8. Testing & Commissioning

• Coordinate testing and commissioning of HVAC, electrical, plumbing, firefighting and ELV systems.
• Witness and document testing activities as required.
• Coordinate TAB activities for HVAC systems where applicable.
• Ensure all commissioning records and test certificates are properly maintained.
• Support final snagging, system demonstrations and project handover.

9. Progress & Contractor Management

• Monitor daily and weekly MEP progress against the project programme.
• Coordinate manpower, materials, equipment and work fronts with subcontractors.
• Follow up material deliveries and ensure materials are properly stored.
• Monitor subcontractor productivity and workmanship.
• Highlight delays, constraints and potential programme impacts to the Project Manager.

10. Safety

• Ensure MEP activities comply with project HSE requirements.
• Coordinate safe working practices, permits, work-at-height requirements and PPE compliance.
• Participate in toolbox meetings and site safety inspections.
• Ensure proper housekeeping and safe storage of MEP materials.

11. Documentation & Reporting

• Prepare daily/weekly MEP progress reports.
• Maintain drawing registers, RFI/TQ registers, inspection records and material approval status.
• Maintain snag lists and monitor closure.
• Coordinate preparation and submission of as-built drawings, O&M manuals, test reports and commissioning documents.
• Assist in monthly progress measurement and contractor billing verification where required.

Required Skills & Experience

• Diploma/B.E./B.Tech in Mechanical, Electrical or related Engineering discipline.
• Relevant experience in large-scale commercial/IT park projects preferred.
• Good knowledge of HVAC, electrical, plumbing, firefighting and ELV coordination.
• Ability to read and interpret MEP drawings and specifications.
• Knowledge of AutoCAD; Revit/Navisworks knowledge is an advantage.
• Good understanding of site execution, testing and commissioning.
