Karyan Group in Noida seeks a GM – Facility Management to lead end-to-end facility operations for residential and commercial real estate. You will oversee maintenance, asset management, and energy optimization across multiple properties.

The role requires 15–20 years in real estate/construction with strong MEP and safety expertise, and a track record of managing multidisciplinary teams and large budgets.

Qualifications

• 15–20 years of experience in real estate/construction.

Responsabilités

• Lead facility and property operations of residential/commercial assets.
• Develop and implement preventive, predictive, and corrective maintenance strategies.
• Oversee MEP, HVAC, electrical, DG, lifts, fire & safety, plumbing, STP/WTP, BMS and other systems.
• Ensure maximum equipment uptime and effective asset lifecycle management.
• Manage AMC, vendors, contractors, SLAs, and service partners.
• Prepare and control OPEX/CAPEX budgets and drive cost optimization.
• Ensure statutory, safety, fire, electrical, and regulatory compliance.
• Drive energy management and sustainability initiatives.
• Lead and develop engineering, maintenance, and facility-management teams.
• Coordinate with Projects/Construction for handover and readiness.
• Establish SOPs, KPIs, MIS and performance-monitoring systems.

Job Summary

We are looking for an experienced GM – Facility Management to lead end-to-end facility management, property operations, maintenance, and asset management for residential and commercial real estate projects.

Key Responsibilities

• Lead overall facility and property operations of residential/commercial assets.
• Develop and implement robust preventive, predictive, and corrective maintenance strategies.
• Oversee MEP, HVAC, electrical, DG, lifts, fire & safety, plumbing, STP/WTP, BMS, and other building systems.
• Ensure maximum equipment uptime, minimum breakdowns, and effective asset lifecycle management.
• Manage AMC, vendors, contractors, SLAs, and service partners.
• Prepare and control OPEX/CAPEX budgets and drive cost optimization.
• Ensure statutory, safety, fire, electrical, and regulatory compliance.
• Drive energy management, utility optimization, and sustainability initiatives.
• Lead and develop engineering, maintenance, and facility-management teams.

• Proven experience managing large facilities and multidisciplinary engineering/operations teams.
• Strong exposure to MEP systems and building infrastructure.
• Demonstrated experience in developing and implementing robust maintenance strategies.
• Strong commercial understanding of OPEX, CAPEX, AMC, vendor contracts, and cost optimization.
• Excellent leadership, stakeholder-management, negotiation, and problem-solving skills.
• Candidates who have managed multiple properties or large-scale real estate assets will be preferred.
