Job summary

Bihariji Ispat Udyog seeks an experienced Facilities Manager to oversee residential society/township operations, ensuring efficient, compliant, and cost-controlled facilities. The role covers electrical, plumbing, HVAC, and safety systems, with oversight of STP/WTP and waste management, along with vendor coordination and local authority liaison.

The ideal candidate has 5–10 years in similar settings, is adept at budgeting, supervision of staff, and implementing SOPs to maintain high service

Qualifications

• Graduate or Diploma in Engineering or Facility Management preferred.
• 5-10 years of experience in residential / township / society facility management.
• Strong knowledge of statutory compliance and local regulations.

Responsibilities

• Manage complete facility operations of residential societies / townships.
• Oversee preventive and breakdown maintenance of electrical, plumbing, HVAC, DG sets, lifts, fire-fighting systems, and common areas.
• Ensure smooth operation of STP, WTP, and solid waste management systems.
• Supervise housekeeping, security, horticulture, and technical staff.
• Coordinate with vendors, contractors, and AMC service providers.
• Handle local authority liaisoning (Municipal Corporation, Pollution Control Board, Fire Department, Electricity Board, HSVP/HUDA, RERA, etc.).
• Ensure statutory, safety, and environmental compliance as per norms.
• Manage budgets, expenses, and cost control for facility operations.
• Address resident complaints, escalations, and emergency situations effectively.
• Conduct regular inspections, audits, and prepare MIS reports.
• Ensure implementation of SOPs, safety standards, and quality control.
• Support society committee / RWA with operational updates and planning.
