Job summary

Chaitanya Foundations is seeking a facility manager to oversee the operation of a commercial building. The role requires ensuring building functionality, security and housekeeping, and maintaining service levels for tenants.

The candidate should have a background in mechanical or electrical engineering and experience in facility management for multi-storey commercial buildings. A management postgraduate degree is advantageous and knowledge of facility software is desirable.

Qualifications

• Graduate Mechanical / Electrical Engineer with consistent academic performance.
• Management PG will be added as advantage.
• 8 years of experience in Commercial Buildings Facility Management.

Responsibilities

• Maintain functionality of the building to ensure smooth operations.
• Oversee security and housekeeping of the facility.
• Provide vendor performance feedback to stakeholders.
• Ensure statutory requirements and licenses are renewed with authorities.
• Budget maintenance costs and monitor expenditure.
• Ensure proper functioning of all installed equipment.
• Maintain service levels to tenant satisfaction.
• Organise trainings to align team with technical advances.

Key Responsibilities

• - Responsible maintaining the Functionality of the Building.
• - Responsible for Security and House Keeping of the Facility
• - Provide Vendor performance Feed Back to all concerned.
• - Ensure the Statutory Requirements and Renewal of Licenses / Permits with the respective Govt. departments / Authorities.
• - Budget the Maintenance Cost and Monitor
• - Desirable Knowledge on Design of MEP Services
• - Responsible for the proper functioning of every equipment Installed.
• - Ensure the Service Level is maintained to the complete satisfaction of the Tenants.
• -Organise Trainings to keep the Team aligned to the Technical advancements

Requirements

• - Prepare monthly Deployment Plan of resources / Equipment and circulate.
• - Prepare and circulate monthly Schedule of Planned Preventive maintenance
• - Monitor the Plans are executed without any slippage.
• - List and organise for Consumable, Spares Purchases
• - Organise and check the monthly AMC schedules are carried out as per schedule.
• - Record, monitor and optimise the consumption of Consumables and Spares.
• - Maintain minimum level of Spares and consumables.
• - Record, analyse the customer complaints and ensure it does not repeat.
• - Ensure the Daily, Weekly Check Lists are scrutinised.
• - Maintain cordial relation with neighbour hood.
• - Ensure the Waste management is periodically performed.
• - Prepare and keep all the Tenants aware of Emergency Rescue Plan.
• - Ensure the Grooming of all Facility Staffs are maintained to the desirable level
• - Encourage the innovations and improvements by the Team Members.
