Job summary

YourOrbit Facility Solutions in Bengaluru requires a skilled Maintenance Technician to oversee day-to-day technical operations for a residential property. You will inspect electrical, plumbing and MEP systems, supervise MSTs, coordinate with vendors, and ensure timely preventive maintenance and accurate reporting.

The role demands hands-on expertise in electrical and plumbing, familiarity with maintenance documentation, and the ability to handle emergencies at the site.

Qualifications

• Diploma/B.E./B.Tech in Electrical, Civil or Mechanical Engineering preferred.
• 2-8 years of relevant experience in Facility Management, Building Maintenance, or MEP operations.
• Strong hands-on knowledge of electrical maintenance and plumbing systems.

Role & responsibilities

• Responsible for day-to-day technical operations and maintenance of the residential property.
• Conduct routine inspection of common-area electrical, plumbing and MEP systems.
• Inspect electrical panels, DBs, common-area lighting, pumps, motors and other building services.
• Carry out and monitor preventive maintenance activities for electrical, plumbing and MEP systems.
• Attend to and coordinate resolution of electrical, plumbing and technical complaints.
• Identify faults, breakdowns and leakage issues and ensure timely rectification.
• Supervise and guide Maintenance Technicians (MSTs) in day-to-day technical activities.
• Coordinate with AMC/service vendors for preventive and corrective maintenance.
• Maintain records of preventive maintenance, breakdowns, complaints, inspections and service activities.
• Monitor equipment condition and report recurring issues, major breakdowns and technical risks to management.
• Ensure proper operation of water supply, pumps, motors and common-area technical systems.
• Coordinate with Property In-charge, vendors and other stakeholders for technical requirements.
• Ensure compliance with safety procedures while carrying out electrical, plumbing and maintenance activities.
• Support emergency response and attend technical issues during emergency situations.
• Verify completion and quality of maintenance work carried out by technicians and vendors.
• Prepare daily/weekly/monthly technical maintenance reports and maintain operational records.

Preferred candidate profile

• Diploma/B.E./B.Tech in Electrical, Civil or Mechanical Engineering preferred.
• 2-8 years of relevant experience in Facility Management, Building Maintenance, Residential Property Management or MEP operations.
• Candidates with Electrical or Civil engineering backgrounds will be preferred.
• Strong hands-on knowledge of electrical maintenance, plumbing systems, pumps and motors.
• Experience in preventive and breakdown maintenance of common-area/building services.
• Experience in residential projects, apartments, gated communities, commercial buildings, hotels or similar facilities is preferred.
• Ability to troubleshoot routine electrical and plumbing issues and coordinate their rectification.
• Experience in supervising technicians and coordinating maintenance vendors.
• Good knowledge of maintenance documentation, checklists, registers and reports.
• Good communication and coordination skills.
• Ability to handle complaints, breakdowns and emergency technical situations.
• Basic knowledge of MS Office/Excel and maintenance reporting.
• Should be willing to work at the project/site location.
