Job summary

Talent Corner Hr Services in Pune is seeking a diligent professional to oversee day-to-day technical and civil maintenance of completed/occupied real estate projects. You will conduct regular inspections of buildings, common areas, and services to ensure quality and safety.

The role requires coordinating with civil contractors, MEP vendors, and technicians, planning preventive maintenance, and controlling maintenance costs while maintaining accurate records.

Qualifications

• Strong knowledge of building construction and civil maintenance.
• Hands-on experience in real estate project maintenance.
• Understanding of waterproofing, plumbing, masonry, flooring, painting.
• Ability to identify building defects and recommend corrective measures.
• Experience coordinating MEP and technical maintenance activities.
• Strong contractor and vendor management skills.
• Knowledge of maintenance planning, costing, estimation, and quality control.
• Strong problem-solving and site management abilities.
• Good communication and coordination skills.

Responsibilities

• Manage day-to-day technical and civil maintenance of completed/occupied real estate projects.
• Conduct regular inspections of buildings, common areas, amenities, infrastructure, and services.
• Identify and coordinate rectification of civil defects, seepage, leakage, cracks, plaster damage, waterproofing issues, flooring, painting, masonry, and other building-related issues.
• Plan and execute preventive and corrective maintenance activities.
• Coordinate with civil contractors, MEP vendors, technicians, and specialized agencies for maintenance work.
• Monitor electrical, plumbing, HVAC, fire-fighting, DG, pumps, STP/WTP, lifts, and other MEP services in coordination with respective technical teams.
• Prepare maintenance schedules, work plans, estimates, and material requirements.
• Verify contractor work, measurements, quality, and completion of assigned jobs.
• Monitor AMC activities, contractor performance, service reports, and maintenance costs.
• Handle customer/occupant complaints related to technical and civil maintenance and ensure timely resolution.
• Conduct snag inspections and ensure timely closure of pending defects.
• Maintain records of maintenance activities, breakdowns, complaints, work orders, and preventive maintenance.
• Coordinate with project and engineering teams during handover and post-handover maintenance.
• Ensure compliance with required safety, quality, and technical standards.
• Monitor maintenance budgets and control unnecessary repair and maintenance expenditure.
• Prepare regular maintenance MIS and reports for management.
