Job summary

Lighthouse Learning Group in Hyderabad seeks an experienced Site Acquisition Specialist to identify and evaluate new locations for expansion. You will conduct market research, map opportunities, and coordinate with brokers to document and execute site acquisitions.

Collaborating with Finance, Legal, Projects, and Safety teams, you will maintain a property database, support financial modeling, and handle negotiations through closure, ensuring timely reporting and due diligence.

Qualifications

• 8–12 years of relevant experience in new site acquisition.
• Experience focusing on metro cities such as Mumbai, Bangalore, Hyderabad.
• Hands-on experience with IPC firms or reputed real estate companies; strong market knowledge.

Responsibilities

• Identify potential locations for new centers through market analysis.
• Track rental trends, competitor activity, and market developments to support recommendations.

Job description

Purpose: Support business expansion by identifying and evaluating new locations through market research and feasibility analysis, while tracking market trends and managing property data to enable informed decision-making. Collaborate with brokers and internal teams to ensure smooth coordination, documentation, and execution of site acquisition.

• Support Expansion Efforts: Assist in identifying potential locations for new centers by conducting basic market analysis and mapping local opportunities.
• Track Market Trends: Monitor rental trends, competitor activity, and key economic developments in target micro-markets to support strategic recommendations.
• Broker Network Coordination: Develop and maintain a network of brokers and agents to receive regular updates on available properties.
• Database Management: Maintain and update a property database with details of available sites, visit status, and evaluation notes.
• Conduct Feasibility Assessments: Support in-site evaluations by collecting demographic data, competitor mapping, and catchment insights.
• Assist in Financial Analysis: Work with the Finance team to gather inputs and assist in basic financial modeling and business case preparation.
• Coordinate Negotiations: Liaise with brokers and assist senior team members in negotiation and documentation processes.
• Cross-Functional Support: Work closely with internal teams (Finance, Legal, Projects, Safety) to gather documentation and support due diligence and onboarding of properties.
• Documentation & Compliance: Ensure timely submission of internal reports, updates, and tracker maintenance for all property leads.
• Relationship Management: Support in managing landlord communications and resolving basic coordination matters post-deal closure.

Qualification:

• 8-12 years of relevant experience in new site acquisition, ideally with a focus on metro cities such as Mumbai, Bangalore, Hyderabad, etc.
• Industry exposure in Retail, Healthcare, Hospitality, or Education is highly desirable
• Hands-on experience working with IPC firms (International Property Consultants) or reputed real estate companies, with a strong network and market knowledge
