Job summary

Nestlé S.A. in Karnataka seeks a Civil Infrastructure & Maintenance Lead to oversee upkeep of factory buildings, warehouses, offices, labs, canteens, and welfare facilities. You will ensure compliance, drive preventive maintenance, and coordinate with vendors for timely quality work.

You will manage BOQ, tender processes, site measurements, and billing verification while monitoring asset condition and planning refurbishments to support Nestlé's facilities objectives.

Responsibilities

• Ensures legal and statutory compliance related to buildings and facilities.
• Supports sustainability goals through infrastructure and environmental improvement projects.
• Drives efficient management of outsourced service providers and contractors.
• Ensure upkeep of factory buildings, warehouses, offices, laboratories, canteens, welfare facilities (dwelling house, social block), roads, pavements, fencing, drainage systems, culverts, and parking facilities.Drive preventive maintenance programs for all civil and infrastructure assets.
• Monitor asset condition and develop refurbishment plans.
• BOQ Preparation & Tender Management: Prepare accurate Bill of Quantities (BOQ) for all civil works including new construction (improvement jobs), renovation, and maintenance projects. Develop comprehensive scope of work documents, technical specifications, and tender documents. Manage the complete RFQ (Request for Quotation) process including vendor shortlisting, technical evaluation, negotiation support, and contractor selection as per Nestlé procurement guidelines.
• Work Measurement & Billing Verification: Conduct accurate site measurements for all civil works as per approved drawings and BOQ. Verify contractor bills against actual work done, approved rates, and contractual terms. Prepare Running Account (RA) bills, ensure proper documentation, and manage timely certification for vendor payments. Maintain measurement books and billing records for audit compliance.
• Building & Infrastructure Maintenance: Plan and execute preventive maintenance of all factory buildings including Social Blocks , dwelling house (changing rooms, rest rooms, toilets), Laundry facilities, Canteen & kitchen areas,Building facilities maintainance(Doors,Gates,AC maintenance) NQAC (Nestlé Quality Assurance Center) building, and all process plant structures. Ensure proper upkeep of roofing, flooring, walls, drainage, waterproofing, painting, and civil finishes.Factory improvement projects such as Project Fabrik execution & coordination.
• Structural Stability & Safety: Monitor and ensure structural stability of all factory buildings and civil structures. Conduct periodic structural inspections, identify potential risks, and coordinate remedial actions. Manage structural audit recommendations, foundation assessments, and load-bearing capacity evaluations. Ensure compliance with building codes, safety regulations, and Nestlé SHE standards.
• Vendor & Contractor Management: Develop and maintain a qualified vendor base for civil works. Supervise contractor activities on-site ensuring quality, safety, and timeline adherence. Manage contractor performance evaluation, work permits, safety compliance, and contract administration. Coordinate vendor payments through proper documentation and approval workflows.
• Budget & Cost Management: Prepare annual civil maintenance budget and CAPEX requirements. Track expenditure against budget, analyze variances, and implement cost optimization measures. Ensure value engineering in civil projects without compromising quality and safety. Maintain cost records and provide periodic reports to management.
