Job summary

Merlin Group in Pune is seeking an experienced Head Contracts & Purchase to lead the Contracts & Purchase teams for commercial real estate projects. You will drive end-to-end contract management, oversee procurement activities, and negotiate with contractors and vendors to protect cost and schedule objectives.

The role demands 10+ years of hands-on experience in contracts management within real estate or commercial construction, with strong leadership and analytical skills.

Qualifications

• Proven experience in drafting, negotiating and administering contracts for real estate/commercial construction projects.
• Strong exposure to purchase/procurement and vendor management.
• Excellent commercial acumen and analytical skills; able to lead teams.

Responsibilities

• Lead Contracts & Purchase teams and define departmental strategy.
• Oversee end-to-end contract management: drafting, negotiation, finalization and administration.
• Manage variations, claims, EOTs, disputes, rate revisions and settlements.
• Lead commercial negotiations with contractors, consultants and vendors.
• Oversee procurement, vendor management, rate negotiations and purchase orders.
• Ensure timely procurement and robust cost control across projects.
• Coordinate with Projects, Legal, Finance and Management teams.
• Prepare and review MIS reports on contracts, procurement, claims, variations and commercial status.
• Mentor the team to ensure timely and efficient execution of activities.

We are looking for an experienced Head Contracts & Purchase with strong expertise in Contracts Management and exposure to Purchase/Procurement for commercial real estate projects.

Key Responsibilities

• Lead and manage the Contracts & Purchase teams and drive overall departmental strategy.
• Handle end-to-end contract management, including drafting, negotiation, finalization, and administration.
• Manage variations, claims, EOTs, disputes, rate revisions, and commercial settlements.
• Lead commercial negotiations with contractors, consultants, and vendors.
• Oversee purchase/procurement, vendor management, rate negotiations, and POs.
• Ensure timely procurement and effective cost control across projects.

Candidate Profile

• Strong knowledge of contract drafting, negotiation, claims, variations, EOT, dispute management, and contract administration.
• Exposure to Purchase/Procurement and vendor management.
• Excellent commercial acumen, negotiation, analytical, and leadership skills.
