Job summary

Alpine Executive Search Mumbai is seeking an experienced Manager Contracts to lead pre- and post-contract lifecycle for a leading industrial real estate developer in Mumbai. The role covers tendering, contractor evaluation, contract administration, cost control, and procurement coordination.

The ideal candidate will have 7 to 15 years of hands-on experience in construction contracts and commercial management, with a track record in tenders, negotiations, variations, and cost control.

Qualifications

• BE/B.Tech in Civil Engineering from a reputed institution
• 7 to 15 years of relevant experience in contracts/commercial functions within construction, real estate, industrial projects
• Strong hands-on experience in tendering, bid evaluation, estimation, rate analysis, work orders, contract administration, variations, claims and cost control
• Good understanding of construction contracts and commercial practices
• Strong negotiation, analytical, vendor management and coordination skills
• Experience with contractors, consultants, project teams and stakeholders
• Excellent communication and documentation skills

Responsibilities

• Float and manage tenders for construction and project needs
• Prepare bid comparisons and conduct technical/ commercial bid evaluations
• Perform estimation and rate analysis for various work items
• Prepare management approval notes and commercial proposals
• Prepare and issue work orders and manage contractual documentation
• Handle variations, claims and contractual disputes
• Review RA bills and maintain tracking records
• Prepare tender documents and facilitate bidding process
• Coordinate project procurement for materials and requirements
• Assist in project budget preparation and monitor costs
• Drive cost control and identify optimization opportunities

About the Role

We are looking for an experienced Manager Contracts to join the Head Office of a leading Industrial real estate development company.

The role will be responsible for managing the complete pre-contract and post-contract lifecycle, including tendering, contractor evaluation, contract administration, cost control, procurement coordination, and commercial management.

The ideal candidate should have strong hands-on experience in construction contracts and commercial management with a proven track record in handling contractors, tenders, negotiations, variations, claims, and cost control.

Key Responsibilities

• Float and manage tenders for various construction and project requirements.
• Prepare bid comparisons and conduct technical and commercial evaluation of bids.
• Conduct estimation and rate analysis for various items of work.
• Prepare management approval notes and commercial proposals.
• Prepare and issue work orders and manage contractual documentation.
• Handle extra items, quantity variations, claims, and contractual disputes.
• Review and verify RA bills and maintain appropriate tracking records.
• Prepare tender documents and facilitate the bidding process.
• Conduct pre-qualification and evaluation of contractors/vendors.
• Coordinate project procurement for materials and operational requirements.
• Assist in project budget preparation and monitor project costs.
• Drive cost control and identify opportunities for cost optimization.
• Manage contractors, vendors, and other project agencies.
• Handle pre-contract and post-contract administration.
• Coordinate with Project Managers, contractors, consultants, and other agencies to ensure timely project completion.
• Monitor project delays, conduct review meetings, identify issues, and ensure timely corrective actions.
• Ensure compliance with contractual terms, commercial procedures, and project requirements.

Candidate Profile

• BE/B.Tech in Civil Engineering from a reputed institution.
• 7 to 15 years of relevant experience in Contracts / Commercial functions within construction, real estate, industrial, warehouse, logistics, or infrastructure projects.
• Strong hands-on experience in tendering, bid evaluation, estimation, rate analysis, work orders, contract administration, variations, claims, and cost control.
• Good understanding of construction contracts and commercial practices.
• Strong negotiation, analytical, vendor management, and coordination skills.
• Experience working with contractors, consultants, project teams, and other stakeholders.
• Excellent communication and documentation skills.

Important

This is a Contracts & Commercial role and not a pure Billing / Quantity Surveying position. Candidates whose experience is primarily limited to billing, quantity measurement, or RA bill preparation will not be considered.
