The incumbent will ensure that all civil works are executed in accordance with approved drawings, specifications, quality standards, project schedules, safety requirements and approved budgets. The role requires a strong hands-on approach to site execution, coordination and quality control.

Qualifications

  • Minimum 7 years of relevant experience in civil construction and site execution.
  • Experience in hotel, hospitality or large-scale building projects preferred.
  • Ability to read, understand and interpret architectural and structural drawings.
  • Strong coordination with PMCs, architects, engineers and Contractors.

Job description

The Civil Engineer / Site Engineer (Civil) will be responsible for the day-to-day supervision, coordination and execution of civil construction activities at the Lyfe Hotels & Resorts hotel project in Darjeeling.

The incumbent will ensure that all civil works are executed in accordance with approved drawings, specifications, quality standards, project schedules, safety requirements and approved budgets. The position will work closely with the Project Head/Project Manager, Project Management Consultant (PMC), Architects, Structural Consultants, MEP Consultants, Interior Designers, Quantity Surveyor, contractors, subcontractors and other specialist consultants to ensure seamless project execution.

The role requires a strong hands-on approach to site execution, technical coordination, quality control, contractor management and timely resolution of construction-related issues.


Role & responsibilities

A. Site Execution & Supervision

  • Supervise and monitor day-to-day civil construction activities at the hotel project site.
  • Ensure construction activities are executed as per approved architectural, structural and engineering drawings, specifications and project standards.
  • Supervise foundations, RCC works, reinforcement, masonry, plastering, waterproofing, flooring, external development, roads, drainage and other civil works.
  • Ensure proper sequencing and coordination of construction activities to avoid delays and rework.
  • Monitor manpower, material deployment, equipment and productivity at site.
  • Ensure construction activities are carried out as per approved method statements and project requirements.
  • Conduct regular site inspections and identify deviations, defects, quality issues and construction constraints.
  • Coordinate closely with the PMC, Architects, Structural Consultants, MEP Consultants, Interior Designers and other specialist consultants for smooth execution of works.
  • Ensure site execution complies with instructions and approved recommendations issued by the PMC and Consultants.

B. Drawing & Technical Coordination

  • Study, interpret and implement architectural, structural and other engineering drawings at site.
  • Coordinate with the PMC and Consultants for timely receipt, review and implementation of approved drawings and technical details.
  • Ensure that only the latest approved drawings and revisions are available and being used at site.
  • Identify discrepancies, design conflicts, drawing errors or clashes between different disciplines and escalate them for timely resolution.
  • Raise Technical Queries (TQs) / Requests for Information (RFIs) with the PMC/Consultants wherever technical clarification is required.
  • Follow up with PMC and Consultants for timely closure of RFIs, TQs and technical issues.
  • Assist in reviewing shop drawings, construction details and material specifications.
  • Ensure approved design revisions and changes are properly communicated to contractors and implemented at site.
  • Assist in preparation and verification of as-built drawings and documentation.

C. Project Planning & Scheduling

  • Assist the Project Head/Project Manager in developing, implementing and monitoring project construction schedules.
  • Plan daily and weekly civil construction activities in coordination with contractors and the project team.
  • Coordinate civil activities with the PMC, Consultants, MEP, Interior and other project disciplines.
  • Monitor actual progress against the approved project schedule.
  • Identify potential delays and immediately highlight them to the Project Head/Project Manager and PMC.
  • Follow up on delays related to drawings, approvals, technical decisions, materials or consultant responses.
  • Support preparation and implementation of recovery plans wherever project activities are behind schedule.
  • Participate in regular project progress and coordination meetings and follow up on agreed action points.

D. PMC & Consultant Coordination

  • Maintain regular and effective coordination with the Project Management Consultant (PMC), Architect, Structural Consultant, MEP Consultants, Interior Designers and other specialist consultants.
  • Participate in technical, coordination, progress and site review meetings with the PMC and Consultants.
  • Coordinate joint site inspections with the PMC, Consultants and contractors.
  • Follow up on pending drawings, approvals, technical submissions, material approvals, method statements and inspection requests.
  • Ensure observations and comments raised by the PMC and Consultants are properly communicated to contractors and closed within agreed timelines.
  • Coordinate with Consultants for resolution of technical issues, design changes, site constraints and construction challenges.
  • Monitor implementation of approved consultant instructions at site.
  • Maintain proper records of consultant instructions, approvals, drawings, RFIs/TQs, inspection reports, observations and closure reports.
  • Escalate unresolved technical or coordination matters to the Project Head/Project Manager in a timely manner.

E. Contractor & Subcontractor Coordination

  • Coordinate with civil contractors, subcontractors and vendors for smooth execution of construction activities.
  • Act as an important coordination interface between contractors, PMC and Consultants for day-to-day civil execution matters.
  • Monitor contractor performance, manpower deployment, material availability and work progress.
  • Ensure contractors execute works in accordance with approved drawings, specifications, method statements and project schedules.
  • Coordinate site inspections with contractors, PMC and Consultants.
  • Ensure observations, defects and non-conformities identified during inspections are rectified promptly.
  • Verify completed work and coordinate with the Quantity Surveyor for measurement and certification of quantities.
  • Participate in contractor coordination meetings and follow up on action points.
  • Assist in resolving technical, execution and coordination issues involving contractors and subcontractors.

F. Quality Control & Assurance

  • Ensure civil works comply with approved specifications, quality standards and project requirements.
  • Coordinate with the PMC and Quality Control team for inspection and approval of civil works.
  • Monitor quality of concrete, reinforcement, masonry, plastering, waterproofing, flooring and other civil works.
  • Ensure proper testing of construction materials and maintain relevant test records.
  • Verify materials delivered to site against approved specifications and samples.
  • Identify defective, substandard or non-conforming work and ensure timely corrective action.
  • Monitor rework and identify the root cause of recurring quality issues.
  • Ensure all quality observations raised by the PMC/Consultants are tracked and closed.

G. Cost, Quantity & Material Control

  • Support the Project Head/Project Manager and Quantity Surveyor in effective cost control.
  • Monitor material consumption and minimize wastage.
  • Ensure materials are utilized as per approved specifications and project requirements.
  • Assist in checking measurements and quantities of completed civil works.
  • Coordinate with the Quantity Surveyor for verification of contractor measurements and work quantities.
  • Identify variations, additional works or changes that may have cost implications and immediately report them to the Project Head/Project Manager.
  • Support value engineering and efficient utilization of materials, manpower and resources.
  • Ensure unauthorized additional or variation works are not executed without appropriate approval.

H. Safety & Statutory Compliance

  • Ensure civil construction activities are carried out in accordance with project safety requirements and applicable statutory regulations.
  • Coordinate with the Safety team and contractors to maintain safe working conditions.
  • Ensure proper safety practices are followed during excavation, RCC works, scaffolding, lifting, working at height and other civil activities.
  • Immediately report unsafe conditions, accidents, incidents or major site risks to the Project Head/Project Manager and concerned authorities.
  • Ensure contractors comply with project safety procedures and statutory requirements.

I. Site Documentation & Reporting

  • Prepare daily, weekly and monthly civil construction progress reports as required.
  • Maintain records of site inspections, measurements, material testing, work progress and quality checks.
  • Maintain proper records of approved drawings, revisions, RFIs/TQs, site instructions, consultant comments and approvals.
  • Maintain an action tracker for PMC/Consultant observations, technical queries and pending approvals and ensure timely closure.
  • Document site changes, variations, deviations and technical decisions.
  • Assist in preparation of project MIS and progress reports for management review.
  • Maintain proper documentation for project handover and final completion.

J. Project Completion & Handover

  • Support the Project Head/Project Manager during project completion and handover activities.
  • Coordinate snagging and de-snagging of civil works with contractors, PMC and Consultants.
  • Ensure timely rectification and closure of civil-related snags.
  • Coordinate final inspections with PMC, Consultants and relevant stakeholders.
  • Ensure civil works are completed as per approved drawings, specifications and quality standards.

Assist in preparation and compilation of as-built drawings, test certificates, warranties and other required handover documentation


Preferred candidate profile


  • Minimum 7 years of relevant experience in civil construction and site execution.
  • Experience in Hotel, Hospitality, Real Estate, Commercial or Large-Scale Building Construction Projects is preferred.
  • Candidates with hands-on experience in hotel construction, luxury hospitality projects or high-end commercial projects will have an advantage.
  • Experience in coordinating with PMCs, Architects, Structural Consultants, MEP Consultants and Contractors is highly desirable.
  • Experience in managing multiple civil work packages and contractors at a project site will be preferred.

Technical Skills & Competencies

  • Strong knowledge of civil construction methodologies and site execution.
  • Good understanding of RCC, reinforcement, masonry, plastering, waterproofing, flooring, finishing and external development works.
  • Ability to read, understand and interpret architectural and structural drawings.
  • Good knowledge of construction materials, specifications and testing procedures.
  • Strong understanding of project schedules and construction sequencing.
  • Knowledge of quantity measurement and basic cost control.
  • Proficiency in AutoCAD and MS Office, particularly MS Excel.
  • Knowledge of project management/construction management software will be an advantage.
  • Strong coordination and contractor management skills.
