Lumen Search Ltd. is sourcing a Design Manager for its Irish housing developments based in Limerick. The role involves leading design coordination on live projects, ensuring information is coordinated, robust and delivered to programme.

You will collaborate with the Head of Design Management, consultants and subcontractors, managing design queries, submissions and on-site clashes to maintain quality and schedule.

Qualifications

• Degree in Architecture, Civil Engineering, Construction Management or related discipline.
• 5+ years' experience, 3+ years in Residential design.
• Strong construction-stage design coordination experience.

Role: Design Manager

Our Client:

Our client is one of Ireland's newest property development and construction groups delivering large-scale residential and community-focused projects across the country - one that has hit the ground running since inception and now has multiple projects on site - with a total of over 600 units in play.

Combining development, construction and design expertise under one business, the company is involved in fast-moving housing and infrastructure delivery with a strong focus on quality, growth and long-term investment in the built environment.

The Role:

Our client is seeking a Design Manager or Senior Design Coordinator to support the delivery of large-scale housing developments during the construction stage.

You will act as the central point of contact for all design-related matters on live projects, ensuring design information is coordinated, technically robust, buildable and delivered in line with programme requirements.

Working closely with the Head of Design Management, Contracts Managers, consultants and subcontractors, you will manage design queries, technical submissions, drawing coordination and BCAR compliance throughout the construction process.

The role will involve chairing design coordination meetings, overseeing document control, resolving on-site design clashes, and supporting the delivery of practical, value-driven construction solutions while maintaining quality and programme certainty.

Required Background:

• Degree in Architecture, Civil Engineering, Construction Management or related discipline
• Minimum 5 years' experience - 3 years’ of wihch are in Residential design
• Strong construction-stage design coordination experience
• Experience delivering residential, commercial or mixed-use developments
• Good understanding of BCAR processes and Irish Building Regulations
• Experience coordinating multidisciplinary design teams and consultant packages
• Strong document control and technical coordination skills
• Ability to manage RFIs, technical submissions and drawing revisions
• Proficient in AutoCAD, Revit and CDE platforms; Zutec experience advantageous
• Strong communication, organisational and stakeholder management skills
• Proactive, detail-oriented and solution-focused approach
