Job summary

White-Recruitment in Dublin seeks an experienced Commercial Manager to own the commercial performance of a growing M&E portfolio. You’ll lead estimating, tendering, contract negotiation and final accounts from opportunity through to close-out.

Working with Mechanical and Electrical teams, you’ll ensure accurate estimates, negotiated terms and on-time profitability across pharmaceutical, education, public sector and commercial projects in Ireland.

Qualifications

  • Minimum 5 years' experience within construction, engineering or building services.
  • Strong understanding of estimating and tender preparation.
  • Experience with variations and final accounts.
  • Experience within a contracting environment.
  • Background in M&E contracting and project delivery.

Salary: EUR90000 - EUR120000 per annum

We are currently partnering with a leading M&E and building services contractor to recruit an experienced Commercial Manager to take ownership of the commercial performance of a growing portfolio of mechanical and electrical projects.

This is a broad commercial position combining estimating, tender conversion, contract negotiation, project commercial management and final accounts. Rather than inheriting projects after award, you'll be involved from the initial opportunity through to successful commercial close-out.

The role would suit an experienced Commercial Manager, Senior Quantity Surveyor, M&E Estimator or commercially focused Project Manager looking for greater ownership and autonomy.

The Role

As Commercial Lead, you'll take responsibility for the financial and contractual performance of projects from initial enquiry through to final account.

Working closely with Mechanical and Electrical Project Managers, you'll provide the commercial leadership while the operational teams concentrate on technical delivery.

You'll have responsibility for ensuring projects are properly estimated, commercially negotiated, successfully converted and ultimately delivered at the required margin.

Key Responsibilities
  • Take commercial ownership of a portfolio of mechanical and electrical projects
  • Develop accurate project estimates from drawings, specifications and site surveys
  • Assess new opportunities for commercial viability
  • Lead tender pricing and commercial submissions
  • Drive tender conversion from initial enquiry through to contract award
  • Negotiate contracts with clients, subcontractors and suppliers
  • Review contractual terms and identify potential commercial exposure
  • Prepare and manage project budgets and cost plans
  • Monitor project expenditure, margins and profitability
  • Produce forecasts and cash-flow projections
  • Manage variations and change control
  • Prepare and submit interim valuations and applications for payment
  • Manage subcontractor accounts and commercial agreements
  • Identify potential project risks and implement mitigation strategies
  • Manage contractual issues, claims and disputes where required
  • Produce regular commercial reports for senior management
  • Work closely with Mechanical and Electrical Project Managers throughout delivery
  • Manage final accounts and ensure successful commercial close-out
  • A major element of this position will be converting opportunities into profitable projects.

The Candidate

We're looking for an experienced commercial professional with a strong understanding of M&E contracting and project delivery.

Minimum 5 years' experience within construction, engineering or building services

Background in one or more of:

  • Commercial Management
  • Quantity Surveying
  • Project Management
  • Experience within a contracting environment
  • Strong understanding of estimating and tender preparation
  • Proven experience converting tenders into secured projects
  • Experience managing project budgets, forecasts and valuations
  • Strong contractual and commercial knowledge
  • Experience with variations and final accounts
  • Ability to communicate effectively with clients and senior management
  • High levels of ownership and accountability
  • Previous experience within an M&E contractor
  • Mechanical or electrical building services knowledge
  • Experience managing both mechanical and electrical packages
  • Experience within data centres, healthcare, education or public-sector projects
  • Knowledge of public-sector procurement and contracts

Candidates could come from either an academic or trade route, including a Quantity Surveying, Construction Management or Engineering qualification, or a Mechanical/Electrical trade background followed by significant commercial experience.
