Job summary

PT. Lingkar Sukses Properti seeks a seasoned Building Operations Manager to lead daily Mall operations, spanning Engineering, Security, Cleaning, and Parking functions. You will drive SLA performance with vendors and ensure K3 Umum standards and emergency protocols across the building.

You will also manage annual OPEX/CAPEX budgets, supervise tenant relations, and guide cross-functional teams to uphold service quality and safety. A strong leader with MEP/HVAC knowledge is essential.

Qualifications

• S1 in Engineering (Civil/Mechanical/Electrical), Property Management, or related field.
• Minimum 5 years in Building Management or Building Operations, with at least 3 years in a managerial role, preferably in Mall/Retail/Hospitality.
• Strong knowledge of MEP, HVAC, and Civil engineering.
• K3 Umum certification is an added value.
• Experience evaluating vendor performance and negotiating operational work contracts.
• Able to make quick and accurate decisions, especially in crisis or emergency situations.
• Firm leadership and ability to motivate cross-departmental teams.

Responsibilities

• Lead and manage all daily operational activities in the Mall area, including Engineering, Security, Cleaning Service / Housekeeping, and Parking functions.
• Develop, monitor, and ensure achievement of SLA matrices from outsourcing vendors and third-party service providers.
• Oversee implementation of Security, Health, and Safety standards and emergency response procedures.
• Build and maintain good relationships with tenants, including coordination regarding fit-out regulations, facility maintenance, and daily operations.
• Develop, manage, and control efficiency of annual operational budget (OPEX & CAPEX) without reducing service quality.
• Manage escalation of complaints from mall visitors and tenants with Service Excellence focus.
• Design schedules and implement preventive maintenance programs for facilities, infrastructure, and building utilities.

About you

Minimum S1 education from Engineering (Civil/Mechanical/Electrical), Property Management, or related field

Minimum 5 years of work experience in Building Management or Building Operations, particularly in Shopping Mall (Mall), Retail, or Hospitality industry, with minimum 3 years at Managerial level

Solid technical understanding of building operations, including MEP (Mechanical, Electrical, Plumbing) systems, HVAC, and Civil engineering

Valid K3 Umum certification is an added value

Strong track record in evaluating vendor performance and negotiating operational work contracts

Able to make quick and accurate decisions, especially in crisis or emergency situations

Firm leadership, persuasive communication skills, and ability to manage and motivate cross-departmental teams
