Job summary

Jones Lang LaSalle in Hong Kong is seeking a Building Operations & Maintenance professional to supervise routine maintenance, monitor systems, and coordinate with contractors.

You will ensure safety compliance, manage tenant inquiries, and maintain records and budgets while supporting procurement and inventory. This on-site role offers hands-on leadership in a fast-paced facilities environment.

Qualifications

• Diploma or Degree in Building Services, Facilities Management, Property Management, Engineering, or related field.
• Relevant experience in building operations, property management, or facilities management.
• Knowledge of building systems, safety regulations, and maintenance practices.
• Proficiency in Microsoft Office applications and property management software.
• Relevant professional certifications are an advantage.

Responsibilities

• Supervise and coordinate routine building maintenance and repair works.
• Monitor building systems, including electrical, plumbing, HVAC, fire protection, and lift systems.
• Conduct regular inspections to identify maintenance issues and ensure corrective actions are taken.
• Coordinate with contractors, service providers, and maintenance staff.
• Ensure common areas and facilities are clean, safe, and well-maintained.
• Monitor the performance of cleaning, security, landscaping, and maintenance contractors.
• Assist in planning preventive maintenance programs.
• Ensure compliance with local building regulations, fire safety requirements, and occupational health and safety standards.
• Conduct regular safety inspections and emergency preparedness drills.
• Maintain records of inspections, permits, and certifications.
• Respond to emergencies and coordinate appropriate corrective actions.
• Address tenant or occupant inquiries, complaints, and maintenance requests promptly.
• Communicate building notices, maintenance schedules, and safety information.
• Maintain positive relationships with residents, tenants, and stakeholders.
• Maintain accurate records of maintenance activities, incidents, and inspections.
• Prepare reports on building operations and maintenance performance.
• Monitor maintenance budgets and control operational expenses.
• Assist in procurement and inventory management of maintenance supplies.
• Oversee building security systems and procedures.
• Coordinate with security personnel to ensure the safety of occupants and property.
• Investigate and report security incidents when required.
