Head of Commercial Assets

Responsibilities

• Group Commercial Strategy & Revenue Optimization: Formulate and execute comprehensive commercial strategies across the Group’s entire commercial portfolio—encompassing Grade-A office towers, lifestyle retail hubs, dining precincts, and specialty commercial properties. Direct the full leasing life cycle to maximize portfolio occupancy, rental yields, and overall Net Operating Income (NOI).


• Lifestyle Curation & Creative Placemaking: Bring a strong creative vision and commercial sense to property positioning that aligns with K. Wah’s signature aesthetic. Curate experiential trade mixes, partner with trendsetting lifestyle and dining concepts, and introduce creative placemaking initiatives to elevate asset identity and footfall.


• Commercial Deal Structuring & Negotiations: Drive high-value commercial transactions across all properties. Lead complex negotiations for key anchor tenancies, major corporate office accounts, lease restructuring, and long-term renewals.


• Asset Enhancement Initiatives (AEI): Collaborate with Project Management, Architectural, and Property Management teams to evaluate space planning, layout optimizations, and asset enhancement initiatives (AEI) to unlock value in existing commercial assets.


• Stakeholder & Industry Relations: Build and maintain high-level relationships with international retail brands, premier F&B operators, multinational corporate tenants, and senior real estate advisory partners.


• Market Intelligence & Tech Integration: Oversee market research, competitor analysis, and demand forecasting. Leverage data visualization platforms (e.g., Power BI) and modern productivity/AI tools (e.g., Copilot, ChatGPT, DeepSeek, Doubao) to analyze market dynamics and streamline operational workflows.


• Team Leadership & Operational Governance: Lead, mentor, and empower the commercial team. Direct daily tenancy management, manage annual revenue budgeting and forecasting, ensure full compliance with Hong Kong commercial tenancy laws, and deliver regular performance updates to executive management.

Requirements

• Education: Preferable MBA with engineering background or real estate related disciplines.


• Experience: Minimum 10 years of progressive commercial property experience, with a proven track record heading both Grade-A office and lifestyle/boutique retail portfolios within a major property developer or top-tier real estate agency.


• Creative Vision: Keen aesthetic sensibility with a deep understanding of modern lifestyle branding, consumer behavior, dining concepts, and creative commercial design.


• Commercial Acumen: Outstanding track record in high-stakes negotiations, tenant mix curation, contract structuring, and cross-functional team management.


• Regulatory Expertise: Thorough knowledge of Hong Kong commercial tenancy legislation, licensing regulations, and local real estate practices.


• Tech Capabilities: Proficient in data visualization tools (e.g., Power BI) and enthusiastic about applying practical AI tools to drive efficiency and operational insights.
